Seeing a Flat in Piramal Aranya? Here Is Everything to Know

Booking, buying or about to move in, this is Piramal Aranya on one page: the four towers and where each one stands, what the flats come with, the 2021 DigiSelect question, and every part of the home you can automate, room by room.

Quick answer

Piramal Aranya is four towers beside Rani Baug in Byculla East: Avyan, Arav and Ahan I have their occupancy certificate, and Ahan II has topped out and is being finished. Flats come with marble in the living and dining room, a wooden floor in the master bedroom and floor-to-ceiling glass, and most homes look two ways, to the harbour in the east and the garden in the west. That makes shading the first thing to automate, then lights, AC, locks and scenes on one system, once you know what DigiSelect kit your flat already has. AHA Smart Homes has designed 4 homes here.

Piramal Aranya stands on about 7 acres on E.S. Patanwala Marg, Byculla East, right beside the 60-acre Rani Baug, and it was planned so that most homes face two ways: the garden on one side, the Eastern Harbour on the other.

What is Piramal Aranya?

Four towers by Piramal Realty on a cruciform plan, rising from 41 to 72 storeys, with 710 homes delivered so far by Piramal's own count. The details below are from the Piramal Aranya project page and Piramal's tower pages and blogs, as they read on 3 November 2026.

When is possession, tower by tower?

Three towers are done and one is close. Here is where each stood on 3 November 2026:

  • Avyan: delivered. Piramal says its occupancy certificate came 21 months ahead of schedule, and residents had moved in by July 2024.
  • Arav: delivered. The tallest tower on the site, which Piramal describes as fully completed and ready to move into.
  • Ahan I: occupancy certificate received and ready to move in, per Piramal's August 2026 blog comparing the two Ahan wings. One older answer on the project page still calls Ahan I under construction, so if that matters to your purchase, check its MahaRERA record, P51900020330.
  • Ahan II: topped out, with interior finishing underway. We are not repeating a completion date from a listing site: open the MahaRERA portal, search P51900051735, and read the date on its registration and on any extension certificate.

Ahan II buyers are the ones about to take possession, and the weeks before handover are the cheapest time to plan. Find out from Piramal's team what, if anything, can be changed before the flat is handed over, and list two things for your own electrician either way: a neutral at each switch box where a keypad may go, and a power point at the head of each window for a curtain motor. From first consultation to commissioning, an AHA system usually takes 2 to 4 weeks. Our new flat possession checklist covers the handover itself.

What comes with a Piramal Aranya flat?

Good finishes and a great deal of glass. Piramal's own pages list these, and the right-hand column is what each one means once you start planning a smart home:

As handed over, per Piramal Realty's pages and releases, and what each means for automation.
What the flat has What it means for automation
Marble in the living and dining room, wooden flooring in the master bedroomBoth stay untouched. Light drivers sit in the fittings and keypads take the place of switch plates, so nothing crosses the floor
Floor-to-ceiling glass, with most homes facing the harbour and the gardenEach side of the flat gets the sun at a different time of day, so each side gets its own curtain schedule
L-shaped glass in select bedrooms; corner windows in Arav master bedroomsA curtain track can bend through 90 degrees, so the curtain follows the glass round the corner
About 3.25 m in Ahan, 3.3 m floor to floor in Arav, up to 3.6 m in select homesLong curtain drops. The motor is matched to the weight of the fabric, not only the width of the window
Video door phone and CCTV in Ahan, per a 2021 Piramal blogThe door phone stays. Whether to add a smart lock on the main door is a separate decision, made on site

Then there is DigiSelect. In July 2021 Piramal announced DigiSelect Homes for Aranya, Mahalaxmi and Vaikunth: lights, TV, fan and AC by app or voice assistant, automated curtains, an app-controlled main lock, two live-streaming cameras (one in the living room, one outside the door), presence sensors in the washrooms and custom light scenes. The release does not say whether every flat gets it, or in which towers. So before you buy any automation, walk your flat and write down what is actually there: motors on the curtain tracks, the lock on the main door, the two cameras, sensors in the washrooms, and the app that runs each one.

What we could not find on Piramal's pages: the type of air conditioning, the switch brand, and whether there is piped gas or power backup. Ask at handover. The AC answer matters most, because it decides how the AC can be controlled.

Why is automation worth it in a Piramal Aranya flat?

Because the light moves across an Aranya home during the day, and the flat has glass on both sides to catch it. Five reasons this building rewards automation more than most:

  • Morning on one side, afternoon on the other. The harbour glass to the east takes the early sun and the Rani Baug glass to the west takes the late sun; Piramal itself says higher-floor Arav homes see both sunrise and sunset. Curtains that follow the sun round the flat keep each side comfortable without anyone walking from window to window.
  • A view worth keeping open. The garden and the harbour are why people buy here. A sheer that draws across for the glaring hours, instead of a blackout that shuts everything out, keeps the view through the hottest part of the day.
  • From a 2 BHK in Ahan to a 2,849 sq ft home in Avyan. A compact Ahan flat might start with the living room and the master bedroom; a large Avyan home needs one button that settles the whole flat. The same system grows a room at a time.
  • Finished floors. Marble and wood rule out cutting the floor. A wireless system runs on the wiring already in the walls, with a neutral at each keypad box.
  • Some of it may already be fitted. If DigiSelect is in your flat, knowing exactly what it covers stops you paying twice, and that is easiest to find out before you move in.

What can you automate in a Piramal Aranya flat?

Most of what you switch, pull or lock by hand in a day. Below, room by room, is what each part does in an Aranya home in particular. Every device joins a single AHA hub, so curtains, lights, AC and locks act together as scenes rather than as a drawer full of separate apps.

Living and dining room

  • Curtains that know which side they face. Harbour-side and garden-side windows get their own schedules: the east sheers draw across in the morning, the west ones in the afternoon. Each layer runs on its own curtain motor at 27 dB, and if someone tugs a curtain by hand, the system still knows where it stopped.
  • Light, fitting by fitting. Each fitting gets its own smart driver, which means its own brightness and its own warmth: the coves can glow low over the marble while the dining pendant stays bright for dinner. Chandeliers are the exception. Unless the bulbs themselves are dimmable, a chandelier works as on or off.
  • The air conditioning, once you know what it is. If your units work with an IR remote, an IR controller can stand in for that remote: it sets temperature and mode, dry mode included for the monsoon months, provided it has a clear line of sight to each unit's receiver.
  • Fans and the TV. Ceiling fans can join if they are BLDC, through an RF controller; standard induction fans are not supported. The TV and set-top box are run by IR.
  • Scenes for the evening. For a film or a cricket match, Theatre Mode does the setting up: screen on, curtains on both facades drawn, AC to temperature, lights down. Hosting Mode brings the temperature down quickly for guests, lets the AC settle after five minutes, and sets each light to a different level so the room's best features catch the eye.
  • Sound and fragrance. Music comes from AHA Room Speakers set into the ceiling, AirPlay built in, and an aroma diffuser can be added to any of these scenes.

Master bedroom

  • Corner glass, one curtain. Where a bedroom has L-shaped or corner glass, as Arav master bedrooms do, the track bends round the corner so the curtain closes the whole window in one movement.
  • Wake to the view, slowly. Goodmorning Mode draws the curtains back a tenth at a time, every five minutes. If your bedroom glass faces the harbour, the morning sun arrives as a gradual brightening instead of a sudden glare.
  • Night steps on a wooden floor. Midnight Walk hides a battery motion sensor under the bed; step down in the dark and a low light comes up for you. Being battery powered, it needs no wiring, so the wooden floor Piramal lays in the master bedroom is left alone.
  • Locks for the room and the wardrobe. A fingerprint opens the bedroom door, and only the admin can open it from the app. The wardrobe lock takes a fingerprint too, or can be released remotely from the app, and it is covered for three years.
  • One button to end the day. Press the bedside button and the flat shuts down for the night: lights out everywhere, curtains closed on both sides, AC at the temperature you sleep at. For reading or getting ready, Spotlight Mode puts the light on you and leaves the room around you low.

Children's room and other bedrooms

  • Kids Mode. A single switch turns a child's room into a play space: lights cycling through colours, the StarLight Projector scattering stars over the ceiling, curtains drawn so they show, and the fan or AC holding a comfortable temperature.
  • A schedule per room, per side. In a dual-aspect flat the bedrooms do not all get the sun at once. A west-facing room can close up for the afternoon while an east-facing one stays open, each with its own AC timing.

Kitchen, utility and passages

  • Cleaning, on one button. Cleaning Mode is made for house help: a single click floods the room with bright white light and stops the AC and fan; a double click keeps the light and runs the AC briefly so a mopped floor dries.
  • Passage lights that follow you. Walk into the passage or kitchen and the light is already on; four minutes after you have gone, it is off. The motion sensors run on batteries and need no wiring.

Bathrooms

  • Check what is already there. DigiSelect's list included presence sensors in the washrooms. If your bathrooms have them, find out whether they work and what they control before adding anything.
  • A light that waits for you. Where there is no sensor, an AHA human presence sensor uses radar to tell that someone is still in the room, even standing motionless under the shower, and keeps the light on until they leave. It is wired to phase and neutral, so your electrician checks for both at that point.
  • Music in the bathroom. The bathroom speaker is IP44-rated for the damp and draws its sound from a multi-zone amplifier, which can feed the bedroom too.

Entrance and main door

  • Start with the lock you have. If DigiSelect's app-controlled lock is on your door, learn what it does first. If not, the AHA smart main door lock lets people in by face recognition, fingerprint, palm, keypad or NFC card, with one-time codes for visitors and a timed code for house help. Ring the bell and its camera wakes while your lights blink; try to force it and a 30-second alarm sounds and your phone is alerted. With a safety door in front, fit depends on the clearance between the two doors, measured on site.
  • Arriving and leaving. Walk in and Grand Welcome greets each person with their own setting of lights, AC and curtains. Walk out and Goodbye Routine does the rounds for you: door locked, everything off, every curtain shut on the harbour side and the garden side.

Mandir

  • Pooja Mode. Set a time and the mandir is ready before you are: its lights already on, fragrance from the diffuser, and bhajans on an AHA speaker if you want them. See Pooja Mode.

The whole flat

  • Runs at home, not in the cloud. The hub that runs your scenes sits in the flat, not on a server, so an internet outage does not stop the lights, curtains or locks. Only remote access, cameras and voice depend on a connection.
  • A signal that reaches every room. Every mains-powered device on the system also passes the signal along, which is how one hub covers a large Avyan home end to end.
  • Phone and voice. Control it from the AHA app for iPhone wherever you are, or by voice through Amazon Alexa or Google Home; it also works with Apple Home and Siri. Nothing is billed monthly.
  • Keypads with more on them. An X7 keypad does more than its buttons suggest: each button can run three scenes, depending on whether you press it once, press it twice or hold it. Each keypad needs a neutral wire at its switch box.
  • One room now, the rest later. Start with whichever room gets the harshest sun; the rest can join later, and nothing already done has to change.
What sits outside an AHA system in an Aranya flat, said plainly.
Not coveredWhy
Geysers and water pumpsThey draw heavy current on dedicated circuits, which is not what a keypad or driver is for. AHA does not control them
Dimming a chandelier fitted with non-dimmable bulbsThe bulbs set the limit, so that chandelier runs on or off only
Voice commands while the internet is downVoice assistants work through the cloud. The hub's own scenes carry on regardless
Running the DigiSelect devicesNot something we claim. Whether they can work alongside an AHA system depends on the make and protocol, settled on site

What should you plan differently in Piramal Aranya?

Two shading zones, not one. Treat the harbour side and the Rani Baug side as separate zones: a morning scene for the east glass, an afternoon scene for the west, and an evening scene that closes both. With floor-to-floor heights of 3.3 m in Arav and up to 3.6 m in select homes, the drops are long, so tell us the fabric early. AHA's standard curtain motor is rated for runs up to 15 feet wide carrying 80 kg; for heavier fabric there is a double-height motor rated 120 to 150 kg. Curtain motors are under warranty for five years, and each one is powered from a point at the top of its window.

A DigiSelect audit before any order. Take the list you made at the walk-through (curtain motors, main lock, cameras, washroom sensors) and add the make of each device and the app or protocol it runs on. That is what settles whether each piece can work alongside an AHA system, and a site visit is where it gets settled. At the very least, the list stops you buying curtain motors for tracks that already have them.

The AC question. Because Piramal's pages do not say what air conditioning the flat has, find out at handover: the make, the model, and where each unit's IR receiver sits. Units that take an ordinary remote can be run by IR, as long as the controller can see them; anything ducted out of sight or run only from a wired panel needs a look on site first. The physical work is your electrician's, mounting and wiring to AHA's plan; AHA's part is the design, the hardware, and configuring and commissioning the system. If you are deciding when to start, read home automation before or after interiors.

Has AHA worked in Piramal Aranya, and what does it cost?

AHA has designed 4 homes in Piramal Aranya, and we have had 8 enquiries from the building. Those conversations are where most of the questions on this page came from. For a sense of scale, these are AHA's published room estimates; they are estimates, not quotes:

  • Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
  • Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
  • Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000

The hub is counted inside each of those figures, but a flat needs only one, so adding the three rooms together overstates the total. In Aranya the curtains move the number most: glass on two facades, often with a sheer and a blackout on each, means more motors than a single curtain set. Every automation part is under warranty for two years from invoice, roughly 95 per cent of support tickets are resolved remotely inside 30 minutes, and support costs nothing for the first year. For a whole-flat view, see our 3BHK cost breakdown; for your own flat, a site visit puts a price on the actual plan. AHA is a home automation company in Mumbai and is not affiliated with Piramal Realty.

What do Piramal Aranya buyers ask us most?

When will Piramal Aranya Ahan II get possession?

Ahan II has topped out and its interior finishing is underway, as Piramal Realty's project page said on 3 November 2026. For the completion date, look up its MahaRERA registration, P51900051735, on the MahaRERA portal, and read the date there along with any extension certificate.

Which Piramal Aranya towers have their occupancy certificate?

Avyan, Arav and Ahan I, according to Piramal Realty. Ahan II is topped out and still being finished. Residents had moved into Avyan by July 2024.

How many floors does Piramal Aranya have?

Piramal Realty gives its towers as 41 to 72 storeys, with Arav the tallest at 72 floors and about 282 m. A Wikipedia list gives different counts (Arav 83, Avyan 56, Ahan 52), so the figures depend on the source; Piramal's are the developer's own.

Do Piramal Aranya flats come with home automation?

Possibly some. In July 2021 Piramal Realty announced DigiSelect Homes at Aranya, covering app and voice control of lights, TV, fan and AC, automated curtains, an app-controlled main lock, two security cameras and washroom presence sensors. The announcement does not say whether every flat has it, so check what is fitted in yours, and on which app, before buying more.

What can you automate in a Piramal Aranya flat?

Curtains on both facades on their own schedules, every light, AC units that take an IR remote, BLDC ceiling fans, the television, the main door lock, bedroom and wardrobe locks, motion and presence sensors, ceiling speakers, and scenes that combine them. AHA does not control geysers or water pumps.

Has AHA worked in Piramal Aranya before?

Yes. AHA has designed 4 homes in Piramal Aranya and has had 8 enquiries from the building, as of November 2026. AHA is not affiliated with Piramal Realty.

Where is Piramal Aranya?

On E.S. Patanwala Marg, Byculla East, Mumbai 400027, on about 7 acres beside Rani Baug, the 60-acre botanical garden.

The short version: a Piramal Aranya flat is about light arriving from two directions. Find out what DigiSelect left in your flat, give the harbour glass and the garden glass their own curtain schedules, and put the lights, AC and locks on one system that can settle the whole home with a single button.
