Seeing a Flat in Auris Serenity? Here Is Everything to Know

Shortlisting a flat, signing for one or about to move in, this is Auris Serenity on one page: which tower is which, where possession stands, what the flats offer, and every part of one you can automate, room by room.

Quick answer

Auris Serenity in Malad West is two projects at one address: Towers 1 to 3 show as completed on MahaRERA data, while Tower 4, sold by Runwal Realty, is still being built, with 20 ft wide decks and 3.35 m floor-to-floor heights. We found no automation listed, so a flat here starts clean: lights, blinds, AC, locks and scenes on one hub. AHA has designed 3 homes here.

Auris Serenity rises off New Link Road at Kanchpada, Malad West, as listings place it, on an 8-acre plot, with Malad West Metro station 1.4 km away and Malad railway station 2.9 km by Runwal's figures.

What is Auris Serenity?

Four very tall towers from two promoters under one name. Transcon-Sheth Creators built Towers 1, 2 and 3. Tower 4 is registered to Asmira Ventures and marketed by Runwal Realty as Runwal Auris; its details below come from the Runwal Auris project page as it stood on 3 November 2026. Unit counts and Tower 2 sizes come from MahaRERA data mirrors, and the heights of Towers 1 to 3 from the CTBUH skyscraper database, so treat those as reported.

When is possession, tower by tower?

Towers 1, 2 and 3: built. A MahaRERA data mirror shows all three registrations as completed, and one property portal lists Tower 3 as ready to move. If you searched for the Tower 3 possession date, by those reports there is no date left to wait for. We found no public record of each tower's occupancy certificate, though, and completion on MahaRERA is not the same document as an OC, so ask the seller or the society for the OC copy for your tower.

Tower 4: under construction, with its own registration, P51800055792, and its own promoter. Listing sites repeat a completion date for it; rather than copy one, open the MahaRERA portal, search that number and read the latest date on the registration itself.

Buying in Tower 4 leaves time to plan before the walls close. Ask whether electrical changes are possible before handover. If they are, request a neutral wire at every switch box where a smart keypad may go, and a power point at the head of each window and deck door for a motor. The checklist of electrical points for a new home covers what else to ask for.

What comes with an Auris Serenity flat?

Not much is published, and what is differs by tower. For Towers 1 to 3 we found no developer specification at all, and Runwal's page describes Tower 4's layout rather than its fittings. Here is what can be said:

What is published for each tower, and what it means for a smart home.
What the flat has What it means for automation
Towers 1 to 3: no developer spec sheet found; one portal lists piped gas and power backupWalk the flat before planning and list what is there: AC type, switches, door phone and light fittings
Power backup, per that portalThe AHA hub has no battery, so scenes pause in a power cut. Ask which circuits the backup covers
Tower 4: decks of 200+ sq ft, 20 ft wide, in every homeA wide run of glass to shade, and deck lights that can belong to your scenes
Tower 4: 3.35 m floor-to-floorSlab to slab, not clear height, but enough for a false ceiling with coves and concealed curtain tracks
Tower 4: six homes a floor, the first about 100 ft upOpen outlooks and full sun on the glass, so shading matters as much as privacy
Tower 4: 3 BHK 1,428 sq ft, 4 BHK 2,016 sq ft carpetLarge rooms, many lights, and a long walk to check that everything is off

Runwal's page, read on 3 November 2026, speaks of city and sea-facing views for Tower 4 but lists no fittings such as air conditioners or switches, and we found no automation in any tower. So in every Auris flat the first step is the same: find out what you have before you choose what to add.

Why is automation worth it in an Auris Serenity flat?

Because height changes how a flat lives. Sun, outlook and scale are all bigger up here, and there is no developer system to build on. Five reasons it pays off in Auris Serenity:

  • Sun with little in the way. Homes in Tower 4 begin about 100 ft up, and Towers 1 to 3 are reported at around 235 m. At that height little shades the glass, and a flat facing west, towards the sea, takes the afternoon heat head on. Blinds that drop before the sun swings round spare the AC a losing fight with the window.
  • Glass on more than one side. At launch in 2019 the flats were described as open on three sides, which means more windows to close than anyone will walk round to do by hand.
  • A deck that behaves like a room. Tower 4's 20 ft decks are big enough to entertain on, so their lights belong in the same scenes as the living room's.
  • Nothing to work around. We found no automation in any Auris tower's listing, so one AHA system can run the flat without a developer's own kit to fit in beside.
  • Finished flats, finished walls. Towers 1 to 3 are complete, and a flat there may already have its interiors done. Wireless control goes in through the light fittings and switch plates rather than new chases in the wall.

What can you automate in an Auris Serenity flat?

Very nearly all of it. Below is each room of an Auris flat and what can run by itself there, with the towers' height, glass and decks in mind. Everything reports to one AHA hub, which is what lets a single tap or schedule move lights, blinds and AC as a set.

Living and dining room

  • Blinds and curtains that track the sun. A motorised Roman blind or curtain can close ahead of the afternoon sun on a west-facing wall and open again for the evening view, at a quiet 27 dB. Each layer, whether sheer, blackout or blind, gets a motor of its own.
  • Light in layers. A smart driver in each fitting gives every light its own brightness and colour temperature. In Tower 4 the height between slabs leaves room for coves and linear profiles, and a strip or profile takes one driver per 15 ft. A chandelier dims only with dimmable bulbs, and is otherwise set up as on or off.
  • Whatever AC you choose. Neither developer lists the AC type, so plan around what you fit. A wall-mounted split unit is run by an IR controller with a clear view of it, covering temperature, mode and dry mode in the monsoon. A ducted unit above a false ceiling needs its IR receiver where the controller can reach it in a straight line; one that only takes a wired controller is a question for the site visit.
  • The deck as part of the room. Lights on a Tower 4 deck can join the living room's scenes. Choose fittings rated for outdoor use, and leave whether and how each one takes a driver to the site visit.
  • Fans, TV and box. BLDC fans join through an RF controller, and only BLDC fans do, while the TV and its set-top box are run by IR.
  • Evenings with company. Hosting Mode drops the temperature fast as guests arrive, settles it after five minutes, and lights the room in uneven pools rather than one flat level. Theatre Mode shuts out a bright afternoon for a match: blinds down, TV on, AC set, lights low.
  • Audio overhead. Room Speakers fit into a false ceiling and stream over AirPlay; add the aroma diffuser to those scenes too.

Master bedroom

  • Blackout for late sleepers, light for early ones. Blackout curtains keep a high, unshaded bedroom dark past sunrise; Goodmorning Mode opens them 10 per cent at a time at five-minute intervals when you want to wake gently.
  • A bedside keypad with three jobs per button. Set one click to put out every light in the flat, lower the blinds and take the AC to night temperature. A double click or a long press can hold anything else you choose.
  • A guided path at night. In Midnight Walk, a motion sensor under the bed raises a soft glow the moment you get up, and a bathroom presence sensor holds a low light until you are back.
  • Getting ready, properly lit. Spotlight Mode throws an even light on you at the mirror so you can judge an outfit, or narrows to a reading light in bed.
  • Bedroom and wardrobe locks. Fingerprint entry for the bedroom, with app control kept to the admin; fingerprint or app unlock for the wardrobe, which is covered for three years.

Children's room and other bedrooms

  • Bedtime with stars. Kids Mode runs colour-changing light, a StarLight Projector sky on the ceiling, closed curtains and a comfortable AC or fan from one switch.
  • Each room on its own clock. A guest room can be scheduled to cool only on the days it is in use, while the rest of the flat carries on as normal.

Kitchen, utility and passages

  • One press for the cleaners. Cleaning Mode floods the rooms with white light and halts the AC and fan while they work; a second click runs the AC briefly so the floor dries.
  • No switch-hunting in a big flat. In a 4 BHK of 2,016 sq ft, wire-free motion sensors light the passage and kitchen as you enter and go dark again four minutes after the last movement.

Bathrooms

  • A sensor that sees you standing still. The mmWave presence sensor picks up a person who is not moving, so a long shower never ends in sudden darkness. Your electrician will need to bring phase and neutral to where it mounts.
  • Music by the basin. An IP44 speaker for the bathroom draws its sound from a multi-zone amplifier, the same one that can drive the bedroom's speakers.

Entrance and main door

  • Find out what the door already has. We found no published door phone or lock specification for any tower, so note at handover what is on your door and the wall beside it.
  • A lock that knows faces. The AHA main door lock lets you in by face recognition, fingerprint, palm scan or keypad code, and also accepts one-time codes for visitors, scheduled codes for staff and NFC cards. The bell wakes its camera and flashes your lights, and anyone forcing it sounds a 30-second alarm and pings your phone. If a safety door stands in front, whether the lock fits depends on the gap, measured on site.
  • Home and away. Grand Welcome recognises who walked in and sets that person's lights, AC and blinds. Goodbye Routine locks up and powers the flat down as you go, curtains included.

Mandir

  • A morning ritual on time. With Pooja Mode, the mandir lights rise by themselves at the hour you set, fragrance comes from the aroma diffuser, and bhajans can begin on an AHA speaker.

The whole flat

  • When the internet or the power drops. The AHA hub keeps lights, blinds, locks and scenes running with no internet; you lose only remote access, camera views and voice. It has no battery, so in a power cut scenes wait for the mains, which is why the backup question above matters.
  • Talk to it, or tap. AHA works with Amazon Alexa, Google Home, and Apple Home and Siri, and the AHA app for iPhone puts the flat in your pocket, with nothing charged monthly.
  • Keypads with depth. Every X7 keypad button carries three commands, and every keypad wants a neutral in its box.
  • Grow it later. Begin with the living room and deck, add bedrooms when you are ready, and nothing already done is redone.
Limits worth knowing before you plan an Auris flat.
Not coveredWhy
Geysers and water pumpsHeavy loads on dedicated circuits, which AHA does not switch
A chandelier whose bulbs cannot dimThe bulbs set the limit, so the fitting stays on or off

What should you plan differently in Auris Serenity?

Measure the deck-side glass first. Big openings at height make the heaviest curtain runs in the flat. A standard AHA curtain motor covers up to 15 feet of width and 80 kg, and a heavier motor takes 120 to 150 kg. Give us widths and fabric early, and have a socket placed at the top of every window for its motor. Motors are under warranty for five years.

Tower 4: design the ceiling with the system. With 3.35 m between slabs there is room for a false ceiling, and that is where coves, curtain tracks and any ducted AC will sit. Drivers go in after the false ceiling, keypads after the first coat of paint and curtain tracks last, on a dust-free site, so share AHA's plan with your interior designer before the ceiling is drawn.

Towers 1 to 3: make an inventory. With no published specification, list each AC's make and where its receiver faces, the door phone, and which switch boxes have a neutral. The site visit turns that list into a plan, and our guide to home automation without breaking walls walks through a lived-in retrofit.

Who does what. Your electrician installs and wires the hardware following AHA's plan; AHA designs the system, supplies it, configures it and commissions it.

Has AHA worked in Auris Serenity, and what does it cost?

AHA has designed 3 homes in Auris Serenity, and we have had 11 enquiries from the building. To set expectations before a visit, these are AHA's room estimates, starting points rather than quotes:

  • Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
  • Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
  • Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000

All three figures include a hub, but a flat only ever needs one, so the room totals overlap rather than stack. In Tower 4, the wide decks usually mean long curtain or blind runs, which lift the final number that a site visit pins down. Automation parts are covered for two years from invoice, roughly 95 per cent of reported issues are fixed remotely in under 30 minutes, and year one of support is included. For the full picture, read our 3BHK cost breakdown. AHA works as an independent home automation company in Mumbai. AHA is not affiliated with the developers of Auris Serenity.

What do Auris Serenity buyers ask us?

What is the Auris Serenity Tower 3 possession date?

Tower 3 is built: a MahaRERA data mirror shows its registration, P51800001082, as completed, and one property portal lists it as ready to move. Neither is the official record, so search that number on the MahaRERA portal, and ask the seller or the society for a copy of the occupancy certificate.

When will Auris Serenity Tower 4 be ready?

Tower 4 is still being built and is sold by Runwal Realty as Runwal Auris. Its completion date sits on its own MahaRERA registration, P51800055792: search that number on the MahaRERA portal and read the latest date there, rather than one copied onto a listing site.

Has Auris Serenity received its occupancy certificate?

We could not find a public record of the occupancy certificate for each tower. Towers 1 to 3 show as completed on MahaRERA data, but completion and an OC are different documents, so ask for the OC copy for your tower before you buy or move in.

How many floors does Auris Serenity have?

Sources differ. The CTBUH skyscraper database lists Towers 1 to 3 at 69 floors and about 235 m, while a 2019 launch report gave four towers of 54 storeys. For Tower 4, Runwal's page says 58 storeys in one place and G+67 in another.

Where is Auris Serenity, and who built it?

Off New Link Road at Kanchpada, Malad West, Mumbai 400064, as property listings give it. Transcon-Sheth Creators built Towers 1 to 3; Tower 4 is registered to Asmira Ventures and marketed by Runwal Realty.

What can you automate in an Auris Serenity flat?

Every light, curtains and Roman blinds, any air conditioner that takes an IR remote, ceiling fans if they are BLDC, the television, the front door lock, bedroom and wardrobe locks, motion and presence sensors, speakers, and scenes that link them. Geysers and water pumps stay outside it, since AHA does not control them.

Has AHA worked in Auris Serenity before?

Yes. As of November 2026, AHA has designed 3 homes in Auris Serenity and has had 11 enquiries from the building. AHA is not affiliated with the developers of Auris Serenity.

The short of it: Auris Serenity gives you height, light and, in Tower 4, a deck the size of a room, but no automation of its own. Planning one means shading the glass first, then bringing the AC, lights, locks and deck into scenes that run together.
