Seeing a Flat in Sheth Montana? Here Is Everything to Know

Booking in a tower still being built or viewing a finished one, here is Sheth Montana on one page: four towers, four RERA phases and their dates, what portals say a flat includes, and what you can automate in it, room by room.

Quick answer

Sheth Montana is four towers of 39 to 45 storeys in Mulund West, and Ashwin Sheth Group still lists the project as under construction. Phase 1 is reported complete; Phases 3 and 4 carry MahaRERA completion dates in December 2026. Portals report vitrified floors and piped gas, but no source we found lists ACs or a door phone. Buyers in the later phases can wire for an AHA Smart Homes system before the carpenter starts, and finished flats can be retrofitted without breaking walls. AHA has designed 3 homes here.

Sheth Montana occupies a 7-acre enclave in Mulund West: four towers of 39 to 45 storeys, raised, in the developer's words, to capture "sweeping views of the Yogi Hills".

What is Sheth Montana?

A four-tower development by Ashwin Sheth Group, registered with MahaRERA in four phases. RERA data sites name the first three phases Rosa, Sierra and Giona, and one portal calls the fourth Blissberg; the developer's page uses none of these names, so they appear here only as reported. Everything else below is as Ashwin Sheth Group's Montana project page read on 3 November 2026, or from each phase's MahaRERA certificate.

When is possession, phase by phase?

Montana is being delivered in four MahaRERA phases rather than all at once. The dates below come from each phase's MahaRERA certificate unless marked otherwise; to check one yourself, search its number on the MahaRERA portal.

Phase 1 (reported as Rosa), P51800000735: registered on 23 July 2017 and valid to 30 December 2023, with no extension shown. An older developer page, since taken down, reportedly called it complete and ready to occupy. We found no occupancy certificate record, so request the OC from the seller or the society.

Phase 2 (reported as Sierra), P51800014539: our MahaRERA search did not return this registration, so we are not repeating the date a mirror site shows. Look the number up on the portal for its current completion date.

Phase 3 (reported as Giona), P51800017754: completion extended to 29 December 2026, per its MahaRERA extension certificate dated 20 March 2025.

Phase 4, P51800026393: registered on 17 September 2020 and valid to 31 December 2026, per its MahaRERA certificate.

That puts Montana at two speeds. Owners in the phase reported complete retrofit around whatever is already in the flat. Buyers in Phases 3 and 4, whose MahaRERA dates are still ahead, can plan wiring before the carpentry and the false ceiling begin. Our guide to automating before or after interiors walks through that order.

What comes with a Sheth Montana flat?

Ashwin Sheth Group's page lists amenities but no flat specification, so the table below comes from property portals. Check each line against your agreement before you plan around it:

As listed by property portals, not by the developer, and what each line means when planning a smart home.
What portals list What it means for automation
Vitrified tiles in the living room, dining and master bedroomNothing is cut into the floor: drivers go into the light fittings and keypads onto the switch boxes
Anti-skid tiles in the toilets, and an exhaust fan provisionA presence sensor can keep the bathroom light on for as long as someone is there
Granite kitchen platformPlan under-cabinet strip lights and their driver while the kitchen is being fitted
An automated robotic car park, among the amenitiesThe building's own automation stops at the car park. Inside the flat is yours to plan
ACs, switch brand, windows, video door phone, ceiling heightNot listed by any source we found. Ask the sales team in writing, since each one changes the plan

Should the flat arrive without ACs, buy split units that come with an infrared remote, and decide where each indoor unit hangs at the same time as the curtain tracks, so the room's controller has a clear sightline to it.

Why is automation worth it in a Sheth Montana flat?

For a buyer here, the case rests on timing and on the hills. Four things make it stronger at Montana than in a finished tower:

  • Timing. In the phases whose MahaRERA dates are still ahead, wiring can be planned before interiors begin. That is AHA's preferred moment, when switch positions can be agreed alongside the electrical work, though a finished flat can be retrofitted too.
  • The hills. Ashwin Sheth Group sells Montana on its Yogi Hills views, and one portal says about three in four flats face them. Curtains on a timetable let the green in by day and close the room off at night.
  • A wide spread of flat sizes. From compact 2 BHKs of about 650 sq ft to Sierra homes near 2,700 sq ft, as a RERA data site reports, the system scales: a keypad and a few drivers in one room, or every room on one hub.
  • An open spec sheet. With no published AC or switch specification, you may well be choosing both yourself, which means you can choose them with automation in mind from day one.

What can you automate in a Sheth Montana flat?

Nearly everything you switch, draw or adjust by hand in a day, whether the flat is a compact 2 BHK or a large Sierra home. The list goes room by room, with notes on what to settle while your phase is still being built. Everything connects to one AHA hub, so the devices act as scenes rather than as a drawer of separate apps.

Living and dining room

  • Each fitting set on its own. A driver inside every light sets its brightness and its warmth, so the cove, the downlights and a pendant over the dining table can sit at different levels. Where living and dining share one space, one end can stay bright for a meal while the other softens for television.
  • Curtains facing the Yogi Hills. Motorised tracks, opening from the centre or stacking to one side, move a sheer and a blackout separately. In a phase still under construction, your electrician can bring power to each window head before the ceiling is closed.
  • AC over infrared. Whatever split units you choose, an IR controller runs them as their own remote would, temperature and mode included, and can switch them to dry mode through the monsoon. It needs a clear view of the indoor unit, and finds the AC model by itself the first time it powers up.
  • Fan and television. A BLDC ceiling fan is brought in over RF, which suits BLDC models only, and the television with its set-top box over infrared.
  • Scenes worth a button. Theatre Mode turns a match night into one press: TV on, curtains shut, AC at temperature, lights to mood. Party Time runs colour lighting in time with music, with stars from the projector overhead.
  • Ceiling speakers, planned early. AHA Room Speakers are an in-ceiling pair that plays over AirPlay or Spotify Connect, on Wi-Fi or a wired LAN. If your ceiling is still open, a LAN point at the speaker position goes in now rather than later.

Master bedroom

  • Hills at first light. Goodmorning Mode parts the curtains in steps of ten per cent, five minutes apart, so the morning comes in over the hillside a little at a time.
  • A bedside keypad, wired for it. The X7 keypad by the bed can shut the whole flat down with one long press. It needs a neutral at its switch box, so in Phases 3 and 4, ask for one at the bedside box now.
  • Getting up at night. In Midnight Walk, a battery motion sensor under the bed lifts a dim light as you stand; in the attached bathroom a presence sensor takes over and keeps a low light steady until you leave.
  • Locks inside the flat. The bedroom door lock opens with a fingerprint, can run a scene as it unlocks, and answers to the app only for the admin. For the wardrobe, a fingerprint or a tap in the app releases the lock; it runs on AAA batteries and is covered for three years.
  • Light on the person. Spotlight Mode picks one person out with light: an even spot at the mirror when getting ready, a narrow one for reading while the room stays dark.

Children's room and other bedrooms

  • Play on a switch. Kids Mode turns the room into a play space with colour-cycling lights, a star field from the StarLight Projector, curtains drawn so the stars show, and a steady temperature from the AC or fan. Off is the same switch.
  • A cool room at bedtime. Every bedroom AC keeps its own schedule, so a child's room can cool before bedtime while the rest of the flat stays off.
  • Rooms that can wait. In a smaller Montana flat, a second bedroom can start with a keypad and AC control and gain drivers later; new devices join the existing mesh, with no new hub where the first one already covers the area.

Kitchen, utility and passages

  • House help, one button. Pressed once, the Cleaning Mode button floods the room with white light and stops the AC and fan; pressed twice, it runs the AC briefly so a mopped floor dries.
  • Passages on sensors. Battery motion sensors, each covering about 7 feet across 120 degrees, light the passage as someone walks through and switch off after four minutes.
  • Counter light over the granite. Under-cabinet strip lighting above the platform runs on a driver, one for each 15 feet of strip, and is best placed before the cabinets are fixed.

Bathrooms

  • Light that holds. A presence sensor uses radar to tell someone standing still from an empty room, up to about 9 feet away. It needs a phase and a neutral, so in an unfinished flat, have the electrician leave both at the sensor point.
  • Music in the bathroom. A 4.5-inch IP44 bathroom speaker plays from an external amplifier, which can drive the bedroom's speakers as well.

Entrance and main door

  • Door phone: find out first. No source we found lists a video door phone for Montana. If your flat has one, write down its brand and how it is wired; whether it can work alongside AHA is settled on a site visit.
  • The main door. A smart lock here opens by face recognition, a palm, a fingerprint or a keypad code, and also takes one-time passwords for guests, a scheduled password for staff and NFC cards. A press of its doorbell switches on the lock's camera and blinks the lights inside, and anyone forcing it trips a 30-second alarm while the app is told at once. A USB-C port gives emergency power if the battery runs flat.
  • Behind a safety door. If you plan a safety door, the lock can go behind it only if there is enough clearance between the two doors, and that is a measurement taken on site.
  • Home and away. Grand Welcome sets each family member's lights, curtains and AC temperature the moment the lock recognises them. Goodbye Routine closes up on the way out: door locked, lights off, curtains shut, systems down.

Mandir

  • A morning ritual on a timetable. Pooja Mode brings the mandir lights up by themselves each morning, runs the aroma diffuser, and lets a preset on an AHA speaker start the bhajans. In a new flat, give the mandir backlight its own driver when the unit is made.

The whole flat

  • Local control. The hub runs scenes inside the flat, so lighting, curtains and locks carry on when the broadband fails; remote access, cameras and voice assistants are the parts that need it. Scenes stop during a power cut and return with the mains.
  • Open standards. Zigbee 3.0 is the main protocol, with Matter and Thread certification, so any Zigbee-compatible company could service the system in future.
  • Voice and phone. Voice control comes through Amazon Alexa or Google Home, and AHA works with Apple Home and Siri; away from home, the AHA app for iPhone does the same job, with no monthly fee.
  • A plate that carries the room. Each X7 keypad button holds three presets, for single click, double click and long press, so one plate can carry a whole room's scenes.
  • Grow with the flat. Begin with a room or two and add more later. If you move to a bigger flat one day, drivers and keypads can be shifted to the new home.
What stays outside an AHA system, listed up front.
Not coveredWhy
Geysers and water pumpsThey draw heavy loads on separate circuits, and an AHA system does not switch them
Chandeliers with non-dimmable bulbsNo driver can dim a bulb not built to dim, so these switch on and off
Voice with the internet downVoice assistants depend on the cloud; local scenes do not

What should you plan differently in Sheth Montana?

If your phase is still being built. Before interiors begin, get three things to the right places: a neutral in every switch box where a keypad will go, a power point at the head of each window that will take a curtain motor, and a phase and neutral wherever a presence sensor will sit. Ask the developer's team whether changes are possible before handover; if not, your electrician adds them before the carpenter starts. Our electrical points checklist lists the rest.

Then keep to the order. On a new flat, the electrician's work runs in sequence to AHA's plan: drivers after the false ceiling, keypads after the first coat of paint, and curtain tracks last, on a site free of dust. A site that is not ready, still being painted or with its false ceiling unfinished, is the most common reason a smart home runs late; from first consultation to commissioning usually takes two to four weeks.

If your flat is already finished. A completed Montana flat retrofits: drivers into the existing fittings, keypads onto boxes that have a neutral, and battery sensors where there is no wiring at all. Our guide to home automation without breaking walls shows how.

Curtains for the hill side. Measure each window on the hills side early. A standard AHA curtain motor covers a span up to 15 feet and 80 kg of fabric, a heavier motor handles 120 to 150 kg, and tracks can bend 90 degrees round a bay window. The motors carry five years' warranty. AHA designs, supplies, configures and commissions; the mounting and wiring belong to your electrician.

Has AHA worked in Sheth Montana, and what does it cost?

AHA has designed 3 homes in Sheth Montana, and we have had 9 enquiries from the building. Here are AHA's own room estimates to start from; they are estimates, not quotes:

  • Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
  • Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
  • Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000

Each figure includes the hub, and one hub serves a whole flat, so a plan covering several rooms comes in below their simple total. Montana's range of flat sizes makes the spread wide: a compact 2 BHK might begin with two rooms, while a large Sierra home brings more curtain runs. Every automation part carries a two-year warranty from the invoice date, the curtain motors five years and the wardrobe lock three. Measured from support tickets, around 95 per cent of issues are put right remotely in under 30 minutes, and support for the first year comes at no charge. See our 3BHK cost breakdown for the wider picture; a site visit prices your own flat. AHA Smart Homes works across the city as a home automation company in Mumbai. What do Sheth Montana buyers ask us next?

What is the Sheth Montana possession date?

It depends on the phase. Per their MahaRERA certificates, Phase 3 (P51800017754) has a completion date of 29 December 2026, and Phase 4 (P51800026393) is registered until 31 December 2026. Phase 1 is reported complete; for Phase 2, search P51800014539 on the MahaRERA portal.

Has Sheth Montana received its occupancy certificate?

We found no occupancy certificate record for any of its towers. Ashwin Sheth Group's page listed the project as under construction on 3 November 2026, and an older developer page reportedly called Phase 1 complete, so request the OC for your tower from the seller or the society.

How many floors does Sheth Montana have?

Ashwin Sheth Group gives four towers ranging from 39 to 45 storeys. One property portal says 57 storeys, which does not match the developer's figure.

Where can I see the Sheth Montana floor plans?

Ashwin Sheth Group's Montana page has a floor plans section showing the masterplan and the floor plan, plus a Download Brochure link. RERA data sites also list unit sizes for each phase.

Where is Sheth Montana?

In Mulund West, Mumbai, on a 7-acre site. Property portals place it off LBS Marg at the foot of the Yogi Hills, PIN 400080, and the developer puts a hospital 1.5 km away, an international school 2 km, a mall 2.4 km, the Eastern Express Highway 3.5 km and JVLR 6 km.

What can you automate in a Sheth Montana flat?

Lights fitting by fitting, motorised curtains, split ACs over infrared, BLDC fans, the TV, smart locks for the main door, bedroom and wardrobe, motion and presence sensors, speakers and scenes. AHA does not control geysers or water pumps, and in phases still being built the wiring can be planned first.

Has AHA worked in Sheth Montana before?

Yes. AHA has designed 3 homes in Sheth Montana, and has had 9 enquiries from the building, as of November 2026. AHA is not affiliated with Ashwin Sheth Group.

The short of it: Montana is one address at two stages. Finished flats can take a full system around what is already there, while buyers in the phases dated December 2026 can get neutrals, window points and sensor feeds in first, then add lights, curtains, AC control and scenes once the interiors are done.
