Seeing a Flat in Rustomjee Crown? Here Is Everything to Know

Buying, renting or about to move in, this is Rustomjee Crown in one page: the towers, possession, what every flat comes with, and everything you can automate in it, room by room.

Quick answer

Rustomjee Crown is three towers in Prabhadevi: A and B have their occupancy certificate, and C is still being built. Every flat comes with VRF air conditioning, an IP video door phone, imported marble and floor-to-ceiling glass. That makes it an easy flat to automate fully, with no floors cut: lights, curtains, AC, locks and scenes, all on one system. AHA has designed 10 homes here.

Rustomjee Crown sits on a 5.75-acre estate on Gokhale Road South, Prabhadevi, about 1.3 km from Siddhivinayak Temple, with the Arabian Sea to the west and views of the Bandra-Worli Sea Link from some flats.

What is Rustomjee Crown?

Three towers by the Rustomjee Group, designed by Hafeez Contractor, with interiors by PIA Interiors. These are the facts as Rustomjee's own Rustomjee Crown project page gave them on 3 November 2026, where the unit and floor plans are also published.

When is possession, tower by tower?

Towers A and B: both have their occupancy certificate, and Rustomjee says homes there have been ready to move into since December 2024. A flat here is a finished home, so a smart home goes in around what the developer installed.

Tower C: under construction. Rather than repeat a date that keeps moving, check the source: open the MahaRERA portal, search the registration number P51900006367, and read the latest completion date on its extension certificate. Rustomjee also publishes quarterly progress reports on its project page.

Tower C buyers have one advantage. Rustomjee says buyers can customise layouts and home automation, so raise two things with its team before the flat is finished: a neutral wire at every switch box where a smart keypad might go, and a power point above each window for a curtain motor. Our electrical points checklist for a new home covers the rest.

What comes with a Rustomjee Crown flat?

More than in most Mumbai towers. Rustomjee lists these as standard:

As handed over, per Rustomjee's own pages, and what each means for a smart home.
What the flat has What it means for automation
VRF air conditioning in each apartmentYou are not buying ACs, only deciding how to control them
SIP-based IP video door phoneIt already rings your phone. Keep it; a smart lock for the main door is a separate choice
Italian marble in living rooms, engineered wood in bedroomsNothing gets cut into the floor. The control goes in the light fittings and switch plates
Floor-to-ceiling windows, 11 ft 9 in or 10 ft 6 in ceilingsTall, heavy curtains and strong afternoon sun on the sea side
Multilayer access control and CCTVThe building covers common areas. Inside the flat is yours to plan

One property portal also lists a "provision of wireless automation system". Rustomjee's own pages do not describe one, so ask the handover team what, if anything, is already in your flat before you buy anything.

Why is automation worth it in a Rustomjee Crown flat?

Because the flat already does half the work. The air conditioning is in, the floors are finished, and the glass is huge. What it lacks is a way to run all of it together. Four things make that matter more here than in a typical home:

  • The glass. Floor-to-ceiling windows facing the sea let in the afternoon sun. Curtains that close on their own before the heat arrives are the difference between a cool room and a VRF working against the window all afternoon.
  • The size. At up to 3,072 sq ft, walking room to room to switch things off is a real chore. One button by the door can do it for the whole flat.
  • The finish. Marble and engineered wood rule out new wiring in the floor. An AHA system is wireless where it matters, so it goes in without touching them.
  • The building's own kit. VRF in every room gives you something worth putting on a schedule, and a door phone that already reaches your mobile sets the standard for everything else.

What can you automate in a Rustomjee Crown flat?

Nearly everything you touch in a day. Here it is room by room, with what each part does in a Crown flat specifically. Every device below joins one AHA hub, so they work together as scenes, not as separate gadgets with separate apps.

Living and dining room

  • Every light, on its own. A smart driver inside each fitting sets that light's brightness and colour temperature, so the cove, the spotlights and the dining pendant each get their own level. One button sets the whole room. Chandeliers dim only if their bulbs are dimmable; in practice they are usually set up as on or off.
  • Sheer and blackout curtains. Each layer on its own motor, 27 dB quiet, opening on a schedule, to a button or by voice. Nudge a curtain by hand and the app still knows where it is.
  • The VRF air conditioning. An IR controller sends the same signal as the remote, so it can set temperature and mode, including dry mode for the monsoon. More on the one check this needs, below.
  • Fans and the TV. BLDC ceiling fans join through an RF controller (BLDC only, not older induction fans), and the TV and set-top box through IR.
  • Scenes for how you use the room. Theatre Mode turns on the TV, shuts the curtains, sets the AC and drops the lights for a film or a match. Hosting Mode cools the room fast for guests, then settles it, and lights the room unevenly so the art and the furniture stand out.
  • Sound and scent. AHA Room Speakers sit in the ceiling, with AirPlay and Spotify Connect built in, and an aroma diffuser can run on the same scenes.

Master bedroom

  • Mornings that open slowly. Goodmorning Mode opens the curtains 10 per cent every five minutes, so the sea light comes in gradually instead of all at once.
  • A bedside button for the whole flat. One press turns off every light, closes the curtains and sets the AC to your sleeping temperature.
  • Safe steps at night. Midnight Walk uses a motion sensor under the bed to bring up a soft light the moment your feet touch the floor, and a presence sensor in the bathroom keeps a low light on while you are there.
  • Locks for the room and the wardrobe. The bedroom lock opens by fingerprint, with app control limited to the admin. The wardrobe lock opens by fingerprint or remotely from the app, and carries a three-year warranty.
  • Light where you need it. Spotlight Mode puts an even light on you for getting ready, or a tight one for reading while the rest of the room stays dim.

Children's room and other bedrooms

  • Kids Mode. Colour-changing lights, a star field on the ceiling from the StarLight Projector, curtains closed so it shows, and the AC or fan kept comfortable, all from one switch.
  • Each room its own climate. With VRF in every room, each bedroom keeps its own temperature and schedule.

Kitchen, utility and passages

  • A button for house help. Cleaning Mode gives bright white light with the AC and fan off; a double click brings the fan or AC back to dry the floor after mopping.
  • Lights that follow you. Battery motion sensors, with no wiring, switch passage and kitchen lights on as you walk in and off four minutes after you leave.

Bathrooms

  • Lights that stay on while you are still. A human presence sensor senses you even when you are not moving, so the light never cuts out mid-shower. It needs a phase and neutral connection, which your electrician checks.
  • Music in the shower. An IP44-rated bathroom speaker runs off a multi-zone amplifier shared with the bedroom.

Entrance and main door

  • A smart main door lock. It opens by face, fingerprint, palm or keypad, with one-time codes for guests, a scheduled code for house help and NFC cards. A doorbell press wakes its camera and blinks your lights, and a break-in attempt sets off a 30-second alarm and an alert on your phone. If the flat has a safety door, whether a lock fits behind it depends on the gap, which is checked on site.
  • Coming home and leaving. Grand Welcome recognises who has walked in and sets their lights, AC temperature and curtains. Goodbye Routine locks up, turns everything off and closes the curtains as you leave.

Mandir

  • Pooja Mode. The mandir lights come on by themselves at prayer time, the aroma diffuser runs, and an AHA speaker can start the day's bhajans. See Pooja Mode.

The whole flat

  • One hub, working offline. Lights, curtains, locks and scenes run on the hub inside your home, so they keep working when the internet drops. Only remote access, cameras and voice need the internet.
  • Your voice and your phone. AHA works with Apple Home and Siri, Amazon Alexa and Google Home, and there is an AHA app for iPhone for control from anywhere. No subscriptions or monthly fees.
  • Keypads that do more. Every X7 keypad button holds three actions (a click, a double click and a long press), and each keypad needs a neutral in its switch box.
  • Room by room, if you prefer. You can start with one room and add the rest later without redoing anything.
What an AHA system does not do, so nothing surprises you later.

Geysers and water pumpsHigh-load appliances on their own circuits. AHA does not control them

What should you plan differently in Rustomjee Crown?

Curtains for 11 ft 9 in glass. A curtain that drops close to 12 feet, often as a sheer and a blackout on separate tracks, is heavy. A standard AHA curtain motor handles a run up to 15 feet wide and 80 kg; the heavier double-height motor handles 120 to 150 kg. Tell us the fabric early and each window gets the right motor. Curtain motors carry a five-year warranty, and each needs a power point at the window head, so plan those before any false ceiling closes.

One check on the VRF. The IR controller works with any indoor unit that takes an IR remote, and it needs a clear line of sight to the unit's receiver. At handover, note the VRF brand and model and where each unit's receiver sits. A unit hidden above a false ceiling, or one that takes only a wired controller, is a question for the site visit, before the ceiling is finished.

Lighting without touching the marble. Because the driver lives in the light fitting and the keypad replaces the switch plate, no cable runs along the floor. Your own electrician installs and wires the hardware to AHA's plan, and AHA designs, supplies, configures and commissions the system. Our guide to home automation without breaking walls shows how a finished flat is done.

What is the BMC action at Rustomjee Crown, and does it affect your interiors?

In August 2026 the BMC began removing what it described as unauthorised alterations inside some flats, including entrance lobbies enclosed into the flat, kitchen ducts and ventilation shafts boxed in, and parts of rooms added to kitchens, as ThePrint reported. Owners went to the Bombay High Court, saying the foyers were sold to them as part of their homes, and on 3 September 2026 the court stopped further BMC action until its next hearing. The developer says the building follows its sanctioned plans. We have not seen a ruling since, so check the current position with your society before work starts.

For a smart home the practical line is simple: keep everything inside the flat's own rooms. Do not run cables through shafts or ducts, do not box them in, and do not fix equipment in an enclosed foyer while its status is before the court. Nothing in an AHA system needs any of that.

Has AHA worked in Rustomjee Crown, and what does it cost?

AHA has designed 10 homes in Rustomjee Crown, and we have had 21 enquiries from the building. So the questions on this page are the ones Crown owners actually bring us. As a starting point, these are AHA's own room estimates, not quotes:

  • Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
  • Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
  • Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000

Each room figure includes the hub, and a whole flat needs only one, so the rooms do not simply add up. Crown flats run larger than a typical Mumbai home, with wider glass and taller drops, so curtains usually push the total up. Automation parts carry a two-year warranty, about 95 per cent of issues are sorted remotely within 30 minutes, and the first year of support is included. The full picture is in our 3BHK cost breakdown, and a site visit prices your own plan. AHA is a home automation company in Mumbai and is not affiliated with the Rustomjee Group.

What do Rustomjee Crown owners ask us next?

When will Rustomjee Crown Tower C get possession?

Tower C, the second phase, is under construction, as Rustomjee's project page said on 3 November 2026. Its current completion date sits on its MahaRERA registration, P51900006367: search that number on the MahaRERA portal and open the latest extension certificate.

Has Rustomjee Crown received its occupancy certificate?

Towers A and B have, and Rustomjee says homes there have been ready to move into since December 2024. Tower C is still under construction.

How many floors does Rustomjee Crown have?

Rustomjee's project page gives two towers of 68 floors and one of 67, while an earlier Rustomjee blog gives the third tower as 65 storeys. Floor-to-ceiling heights are 11 ft 9 in in the two 68-floor towers and 10 ft 6 in in the third.

What can you automate in a Rustomjee Crown flat?

Almost everything you use daily: every light, the curtains, the VRF air conditioning where the indoor units take a remote, BLDC fans, the TV, the main door, bedroom and wardrobe locks, sensors for night lighting and bathrooms, speakers and scenes that run several of these at once. AHA does not control geysers or water pumps.

Can a Rustomjee Crown flat be automated without cutting the marble?

Yes. Smart drivers go inside the existing light fittings, X7 keypads replace switch plates, with a neutral needed in each keypad's switch box, and curtain tracks fix above the windows. None of it is chased into the floor.

Has AHA worked in Rustomjee Crown before?

Yes. AHA has designed 10 homes in Rustomjee Crown, and has had 21 enquiries from the building, as of November 2026. AHA is not affiliated with the Rustomjee Group.

Where is Rustomjee Crown?

On Gokhale Road South, Prabhadevi, Mumbai 400025, about 1.3 km from Siddhivinayak Temple, on a 5.75-acre estate.

The short version: a Rustomjee Crown flat arrives with the air conditioning, the door phone and the marble already in. Automating it is about running all of that together: curtains sized for the tall glass, the VRF on a schedule, lights that live in their fittings, and one button that does the whole flat.
