Quick answer

Piramal Mahalaxmi is three towers at Jacob Circle: South and Central have their occupancy certificate and are lived in or ready to move into, and North has topped out with finishing underway. Flats have floor-to-ceiling glass with racecourse and sea views, and Piramal gives a 3.2 m ceiling height. Some may already carry DigiSelect automation or arrive furnished, so the job is often adding to a flat rather than starting from bare walls: shading, lighting, AC, locks and scenes on one system. AHA Smart Homes has designed 2 homes here.

Piramal Mahalaxmi stands on about 4 acres on Sane Guruji Marg at Jacob Circle, reached from Arthur Road and E Moses Road, with views over the Mahalaxmi Racecourse, the Arabian Sea, the Willingdon golf course and the harbour.

What is Piramal Mahalaxmi?

Three towers by Piramal Realty, named South, Central and North, standing over an open podium of more than 74,000 sq ft and rising 49 to 66 storeys, close to 800 feet. The figures below come from Piramal's Piramal Mahalaxmi project page and its August 2026 guide to the three towers, both checked on 3 November 2026.

When is possession, tower by tower?

Two of the three towers are done; North is the one still to come.

South Tower: possession has already happened. It was the first tower to receive its occupancy certificate and is delivered and sold out, so a South Tower flat today comes from its current owner. If you searched for its possession date and found an older answer, that is because Piramal's July 2024 newsletter described it as topped out and nearing possession; it has been handed over since.

Central Tower: occupancy certificate received and ready to move into, Piramal says. With four flats a floor and homes up to 7,380 sq ft, duplexes and penthouses among them, it holds the largest homes on the site.

North Tower: topped out, with finishing work underway. It is the tallest of the three and the only one not yet handed over. For its completion date, go to the MahaRERA portal, search P51900021057, and read the date on the registration and any extension certificate, rather than a figure repeated on a listing site.

North Tower buyers are next in line, and the months before handover are when changes cost least. Two things to settle before your interiors begin: a neutral wire at each switch box where an X7 keypad might go, and a power point at each window head where a curtain motor will go. Expect about 2 to 4 weeks between a first consultation and a commissioned system; the most common hold-up is a site that is not ready, with painting or a false ceiling still under way. Our checklist of electrical points for a new home lists the rest.

What comes with a Piramal Mahalaxmi flat?

Glass, height, and possibly a head start on automation. Here is what Piramal's pages and releases describe, and how each item shapes the plan:

Per Piramal Realty, plus one detail reported by a property portal, with the automation angle on each.
What the flat has What it means for automation
Floor-to-ceiling glass with racecourse and sea viewsThe view is why people buy here, and the same glass lets in heat and glare. Motorised sheers deal with both without hiding the view
A 3.2 m floor-to-ceiling heightA ceiling-to-floor curtain is about 10.5 ft long, heavy enough that the motor is sized to the fabric
DigiSelect, announced for Mahalaxmi in July 2021Some app or voice control may already be fitted. Find out what before adding anything
Furnished homes for buyers who booked during a 2024 campaignLight fittings and curtains may already be up. Drivers go inside existing fittings and the fabric can stay, so automation is an addition, not a redo
Central Tower: four flats a floor, duplexes and penthousesMore rooms, sometimes on two levels, to run as one home, with stairs worth lighting automatically
L-shaped master-bedroom windows in Central Tower, as one property portal reportsIf yours has one, the curtain track can bend round the corner with the glass

The furnished homes come from Piramal's July 2024 newsletter, which says a "Fabulously Furnished Residences" campaign offered designed homes at no extra cost to buyers who booked during it. The automation comes from Piramal's July 2021 DigiSelect announcement, which named Mahalaxmi alongside Aranya and Vaikunth and listed app or voice control for lights, the TV, fans and the AC, touch-free automated curtains, live-streaming security cameras, an app-controlled main lock, washroom presence sensors and customisable light scenes. It does not say which towers or flats have it. If yours does, the question becomes what to add, and the list is a useful starting point for what it leaves out: bedroom and wardrobe locks, low night lighting, ceiling speakers, a mandir scene and fragrance. Whether any of it can sit alongside an AHA system is a question of make and protocol, answered at a site visit.

Piramal's pages are silent on the air conditioning, the flooring, the switches and whether a video door phone is fitted. Ask at handover, or ask the seller if you are buying in South Tower.

Why is automation worth it in a Piramal Mahalaxmi flat?

Because the flat is built around a view, and a view through full-height glass comes with sun. Four reasons it pays off here in particular:

  • Glare without giving up the view. Glass that looks over the racecourse and the sea also takes the sun for part of the day. Motorised sheers can close for the hours it is on your glass and open again after, without anyone getting up.
  • Tall rooms. At 3.2 m, curtains are long and heavy to pull by hand, and the height leaves room for coves and layered lighting that is only worth having if it is easy to set.
  • Homes up to 7,380 sq ft. In Central's larger homes, duplexes and penthouses, switching everything off by hand can mean a walk across two floors. One button by the door does it instead.
  • A head start. A furnished or DigiSelect flat already has some of the pieces, so automation is about filling the gaps rather than starting over, and you pay only for what you add.

What can you automate in a Piramal Mahalaxmi flat?

Nearly everything you operate by hand. If your flat came furnished or with DigiSelect, read this as a list of what to add. The pieces below all report to one AHA hub, which is what lets a single scene move the curtains, the lights and the AC together.

Living and dining room

  • Sheers on the glare shift. On full-height glass, motorised sheers can draw across for the hours the sun sits on that glass and pull back once it moves on, so the racecourse or the sea stays in the room. A blackout layer on a second curtain motor takes over in the evening. Piramal does not publish which way each flat faces, so the timing is set to your own windows rather than a guess.
  • Layers for a 3.2 m ceiling. High ceilings leave room for coves, downlights and a backlit TV wall, and each can be set on its own: one smart driver per fitting, and one per 15 ft of LED strip. A chandelier with ordinary bulbs stays on or off, so choose dimmable bulbs when you buy it if you want it to dim.
  • AC through its own remote signal. We could not find what air conditioning Piramal provides here. Where the units accept an IR remote, an IR controller placed in sight of them sets the temperature and the mode, and can switch to dry mode when the monsoon makes the flat damp.
  • Fans and the screen. BLDC fans connect through RF, induction fans do not, and the TV and set-top box are handled over IR.
  • Two scenes worth setting up first. Theatre Mode readies the room for a match or a film in one press, curtains included. For a party, Party Time runs colour-changing lights to the music, adds the StarLight Projector and the aroma diffuser, cools the room fast before holding it steady, and closes the curtains.
  • Sound from above. AHA Room Speakers are fitted into the ceiling, so nothing stands on the floor, and AirPlay is built in.

Master bedroom

  • Dark when you want it. Floor-to-ceiling glass lets the city's lights in after dark as well as the sun by day. A blackout layer that closes on a schedule at bedtime keeps the room dark without anyone pulling a 10.5 ft curtain.
  • An unhurried morning. Goodmorning Mode then reverses it: the curtains part in 10 per cent steps, five minutes apart, so the room fills with daylight over about 50 minutes.
  • Locks DigiSelect did not list. The bedroom lock opens to a fingerprint and, from the app, to the admin alone. The wardrobe lock opens to a fingerprint or a remote unlock in the app, under a three-year warranty.
  • Low light at floor level. Also missing from that list: Midnight Walk pairs a motion sensor under the bed with a soft light, so getting up at night never means switching on the main lights.
  • An L-shaped window. If your Central Tower bedroom has the corner glass a property portal describes, the curtain track turns the 90-degree corner so the curtain runs round both sides.

Children's room and other bedrooms

  • Kids Mode. Party Time scaled down to one room: colour-cycling lights, stars from the StarLight Projector on the ceiling, curtains shut so they are visible, and a comfortable fan or AC, all from one switch.
  • Light on the page, not the room. Spotlight Mode narrows the light to one person, for homework, reading or getting dressed, while the rest of the room stays low.
  • Rooms on their own timers. Every bedroom keeps its own AC schedule and curtain timing, including a guest room that is only cooled when someone is staying.

Kitchen, utility and passages

  • One button for house help. With Cleaning Mode, one click gives full white light with the AC and fan stopped while they sweep; two clicks bring the AC on for a few minutes so the floor dries.
  • Stairs and passages. Battery motion sensors need no wiring, so they can go on the stairs of a Central Tower duplex or along a passage without opening a finished wall. The lights go off four minutes after the last movement.

Bathrooms

  • Presence, not just motion. DigiSelect's list named washroom presence sensors. Where a bathroom has none, or you want it on the same system as the rest of the flat, AHA's mmWave presence sensor holds the light for as long as someone is inside, moving or not. It runs on phase and neutral.
  • Sound through the steam. An IP44-rated bathroom speaker plays from a multi-zone amplifier that can serve up to four zones, a bathroom and its bedroom among them.

Entrance and main door

  • Buying from an owner? Reset everything. South Tower is sold out, so a flat there comes from its current owner. Whatever lock and cameras are on the door, ask for every user, code and app account to be handed over or cleared on the day you take the keys.
  • A lock you choose. If the door has no smart lock, or you want a different one, the AHA smart main door lock covers it: face recognition, fingerprint, palm, PIN or NFC card for the family, single-use codes for guests and a time-limited code for house help. The doorbell wakes its camera and flashes the lights; a forced attempt sounds a 30-second alarm and pings your phone. Behind a safety door it fits only if the gap allows, which we measure on site.
  • Home and away. Grand Welcome unlocks to a familiar face and sets that person's lights, AC and curtains. Goodbye Routine closes the flat down behind you: locked, lights and appliances off, curtains shut.

Mandir

  • Lamps on before you arrive. Pooja Mode lights the mandir on a schedule, starts the aroma diffuser and can play bhajans through an AHA speaker. Nothing on DigiSelect's 2021 list covers this corner of the home.

The whole flat

  • Local first. Scenes run on the hub inside the flat, so the internet going down does not stop them; remote access, cameras and voice are what need a connection. One honest limit: the hub has no battery, so in a power cut scenes pause until the mains come back.
  • Big homes stay connected. In a Central Tower duplex or penthouse, each mains-powered device relays the signal to the next, so the hub's reach extends room by room and floor by floor.
  • Ways to control it. Keypads on the wall, the AHA app for iPhone, or your voice through Amazon Alexa or Google Home; the system works with Apple Home and Siri as well. There is no subscription.
  • X7 keypads. Three scenes on a single X7 keypad button, one for a tap, one for a double tap and one for a press and hold. A neutral is needed at every keypad's switch box, which is worth checking in North Tower before the walls are painted.
  • Add as you go. Begin with what a furnished or DigiSelect flat lacks and extend later. New devices join the same system without rework.
Where an AHA system stops, so you plan around it from the start.
Not coveredWhy
Geysers and water pumpsNot switched by AHA. They are heavy loads on circuits of their own, left to their usual switches
Dimming chandeliers with ordinary bulbsA driver cannot dim a bulb that is not built to dim, so those fittings run on or off
Voice control with the internet downVoice goes through the cloud. Keypads, sensors and scheduled scenes keep going
Scenes during a power cutThe hub has no battery of its own, so scenes resume when the mains return

What should you plan differently in Piramal Mahalaxmi?

Find your sunny side at the viewing. Piramal describes the views, but not which way each flat faces. Visit in the afternoon if you can, and note which rooms take direct sun on the glass. Those windows get sheers on a schedule; the rest may only need a blackout layer for the night.

Size the motors for a 10.5 ft drop. With 3.2 m from floor to ceiling, a full-height curtain is long, and a sheer plus a blackout on the same window means two motors. Each AHA curtain motor is chosen by load: up to 80 kg across a run of up to 15 feet for the standard model, 120 to 150 kg for the double-height one. Share the fabric before anything is ordered, plan a power point at each window head, and know the motors carry a five-year warranty.

Furnished or DigiSelect: count before you add. Walk the flat and list the light fittings, any curtain tracks, the main lock, the cameras and the app each runs on. AHA's drivers suit the large majority of light fittings sold in India, so a furnished flat usually keeps its lights and its curtain fabric; what changes is behind them. Note each device's make and protocol too: that is what the site visit needs to judge whether the DigiSelect kit and an AHA system can share the flat.

Check the society's rules first. We could not find Piramal's fit-out rules for Mahalaxmi, so ask the society or facility team before your electrician starts. Our guide to drilling and rewiring under Mumbai society rules covers what to ask. Your electrician does the mounting and wiring to AHA's drawings, and AHA designs, supplies, configures and commissions the system on site.

Has AHA worked in Piramal Mahalaxmi, and what does it cost?

AHA has designed 2 homes in Piramal Mahalaxmi, and we have had 8 enquiries from the building. The questions on this page are largely theirs. AHA's published room estimates give a starting point, not a quote:

  • Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
  • Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
  • Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000

Each estimate counts a hub, and one hub serves the whole flat, so three rooms together cost less than their figures added up. Two things move a Mahalaxmi total: long curtain drops at a 3.2 m height push it up, and kit already in a furnished or DigiSelect flat can bring it down, because you pay only for what you automate. Automation parts have a two-year warranty from invoice; around 95 per cent of issues are put right remotely within half an hour; and the first year of support is free. Our 3BHK cost breakdown explains the wider numbers, and a site visit costs out your own flat. AHA is a home automation company in Mumbai and is not affiliated with Piramal Realty.

What else do people ask about Piramal Mahalaxmi?

What is the Piramal Mahalaxmi South Tower possession date?

South Tower has already been handed over. It was the first of the three towers to receive its occupancy certificate and is delivered and sold out, as Piramal Realty's pages said on 3 November 2026. Central Tower also has its occupancy certificate and is ready to move in. South Tower's MahaRERA registration is P51900015854.

When will Piramal Mahalaxmi North Tower get possession?

North Tower has topped out and finishing work is underway, Piramal Realty says. For its completion date, search its MahaRERA registration, P51900021057, on the MahaRERA portal and read the registration and any extension certificate.

How many floors does Piramal Mahalaxmi have?

Piramal Realty gives the three towers as 49 to 66 storeys, rising close to 800 feet, with North the tallest. Third-party listings differ: one skyscraper database gives North Tower 82 floors, and a Wikipedia list gives it 78.

Where is Piramal Mahalaxmi?

On Sane Guruji Marg, Jacob Circle, Mahalaxmi, Mumbai 400011, on about 4 acres, with access from Arthur Road and E Moses Road. Piramal Realty lists views of the Mahalaxmi Racecourse, the Arabian Sea, the Willingdon golf course and the harbour.

Do Piramal Mahalaxmi flats come with home automation?

Some may arrive with part of it. Piramal Realty's 2021 DigiSelect announcement named Mahalaxmi and promised app or voice control of lights, appliances and curtains, an app-run main lock, live cameras and washroom presence sensors, but did not say which flats would have them. Separately, buyers who booked in a 2024 campaign were offered furnished homes at no extra cost. Look at what your flat has, then decide what to add.

What can you add to automate a Piramal Mahalaxmi flat?

Sheers and blackouts on motors for the tall glass, each light on its own driver, any AC that works with an IR remote, BLDC fans and the TV, locks for the main door, bedrooms and wardrobes, sensors for motion and presence, speakers in the ceiling, and scenes that tie them together. Geysers and water pumps are not controlled.

Has AHA worked in Piramal Mahalaxmi before?

Yes. As of November 2026, AHA has designed 2 homes in Piramal Mahalaxmi and has had 8 enquiries from the building. AHA is not affiliated with Piramal Realty.

The short version: whichever tower your flat is in, Piramal Mahalaxmi gives you the view and the height. What it may not give you is a way to manage the sun on that glass or to run everything together. Find out what is already in the flat, then add the curtains, lighting, locks and scenes that finish the job.
