Seeing a Flat in Bhoomi Simana? Here Is Everything to Know
Booked in Wing A or Wing B, or weighing a resale? This page takes Simana from its registration numbers to its switch boxes: when each wing is due, what the listings say a flat comes with and how to check it, and what you can automate, room by room.
Bhoomi Simana is a Bhoomi Group project in Parel with two registered wings: Wing A's handover is due about now, and Wing B's comes later. What a flat comes with is disputed, as portals disagree on marble or vitrified floors and on whether ACs are fitted. So check what your flat really has at handover, then plan lights, curtains, AC, locks and scenes as one system. AHA Smart Homes has designed 2 homes here.
Bhoomi Simana, sold as Simana The Urban Oasis, is rising in Parel, close to KEM and Tata Memorial hospitals, and its developer's brochure promises a "mesmerizing view of the Arabian Sea".
What is Bhoomi Simana?
A high-rise project by Bhoomi Properties of the Bhoomi Group, registered with MahaRERA as two wings. Bhoomi's own Simana brochure confirms 2, 3, 4 and 5 BHK homes, a "floor to floor height of 11.8 feet", and a podium with a reflecting pool, a sculpture garden and a proposed Jain temple. Much of the rest comes from portals and brokers, and some of it conflicts, so the table says where each fact comes from.
| What | Details |
|---|---|
| Location | Parel. Portals place it on G D Ambekar Marg, in the Western India Mills compound; a copy of the RERA data gives Parel Tank Road, 400033 |
| Towers | Three, per the brochure, which shows Wings A and B. Reported heights differ: 43 and 53 storeys, or 47 and 57 |
| Homes | 2, 3, 4 and 5 BHK (brochure). Portals give 826 to 2,104 sq ft but disagree on whether that is carpet area |
| Floor to floor | 11.8 feet, per the brochure |
| MahaRERA | P51900033360 (Wing A); P51900033361 (Wing B) |
| Status | Wing A due about now, Wing B later. No occupancy certificate found in public sources |
When is possession, wing by wing?
Wing A: first in line, with its handover due around now going by its MahaRERA registration. We are not quoting the date, because the copies we found sit on third-party sites, not on MahaRERA itself. Open the MahaRERA portal, search P51900033360, note the proposed completion date, and look for any extension certificate added since. As of 3 November 2026 we found no public report of an occupancy certificate or a handover for Wing A. An undated broker note said its RCC structure was ready, with interior work in progress.
Wing B: registered to finish later, under P51900033361; search that number the same way. The same undated note counted 52 slabs cast on Tower B.
Wing B buyers have time on their side. Ask Bhoomi's site team now whether each switch box will carry a neutral, and whether there will be a socket near the head of each window. Those two answers decide how much your electrician has to add after handover, and everything else worth settling early is in our electrical points checklist for a new home.
What comes with a Bhoomi Simana flat?
That depends on which listing you believe, which is why handover day should double as an inspection. Bhoomi's brochure confirms the floor to floor height and the sea view; the specifications below are reported by portals and brokers, and two of them contradict each other.
| What the listings say | What to check, and why |
|---|---|
| Vitrified tiles in the living room, bedrooms and kitchen (one portal), or Italian marble in the living room and bedrooms (another) | Look at the floor on the day. Either way, nothing in an AHA system is cut into it |
| Air conditioning in the living room and bedrooms (the second portal only) | Are units fitted, or only provided for, and do they take an infrared remote? That decides whether you control what is there or choose new units |
| Sprinklers in each apartment (the same portal) | If they are there, any new false ceiling must keep them clear, so plan light positions around them |
| A floor to floor height of 11.8 feet (the brochure) | The slab and any false ceiling come off that figure, so the real curtain drop is shorter. Measure it before ordering |
| Piped gas and power backup (amenity tags only) | The AHA hub has no battery, so scenes pause when its power goes. Ask which circuits in the flat the backup feeds |
| Switch make, video door phone, any automation: not found in any source | One broker's "Smart Automation" tag is not backed by anything from Bhoomi. Note what is fitted and on which protocol; a site visit settles whether it can sit alongside AHA |
For the wider inspection, from defects the builder must fix to the decisions to settle before interiors start, use our new flat possession checklist.
Why is automation worth it in a Bhoomi Simana flat?
Because the weeks between handover and furnishing are the only time every ceiling and switch box is still easy to reach. Simana adds reasons of its own:
- The sea, and the sun that comes with it. Bhoomi sells a view of the Arabian Sea, which lies west of Parel. Keeping that view means curtains that stay open through the morning and close by themselves when the afternoon sun comes round.
- A green rating worth carrying indoors. The project is reported to have received IGBC Gold pre-certification in 2022. Inside the flat, the same thinking means cooling only the rooms in use, on schedules, with curtains drawn against direct sun.
- Walls that may be solid concrete. One broker says Simana is built with Mivan, a formwork system that casts the walls in concrete. If so, moving a switch box means cutting concrete, and control that works from the existing points matters all the more.
- Every size from 2 BHK to 5 BHK. A 2 BHK can begin with the living room and add rooms later without redoing anything, while a 5 BHK gains most from one press that settles every room at night.
What can you automate in a Bhoomi Simana flat?
Lights, curtains, air conditioning, fans, the TV, locks, sensors, sound and scent, all from one AHA hub. The list goes room by room and shows what shifts in a Simana flat, where what you find at handover decides much of the plan.
Living and dining room
- A driver in every fitting. The smart driver sits inside the light fitting, so each downlight and cove line keeps its own brightness and warmth, whether the floor below turns out to be marble or vitrified tile. A chandelier dims only if its bulbs are dimmable; with ordinary bulbs it switches on and off.
- Curtains that follow the sea light. Separate motors for the sheer and the blackout, quiet at 27 dB. Leave the sheer open for the view in the morning and let the blackout close on a schedule for the afternoon. Size them to the drop from the finished ceiling, not to the 11.8 feet floor to floor figure.
- The ACs, whichever kind arrives. If your flat has ACs, as one portal says, an AHA IR controller sends what their remote sends: temperature, mode, and dry mode for the Parel monsoon. The controller has to see each unit's receiver, so nothing should block the line between them. If there are none, buy units that take an infrared remote.
- Fans and the television. Fan speed on a BLDC ceiling fan comes under an RF controller (induction fans are not supported), while the television and its set-top box are handled over infrared.
- A film night or a dinner on one button. Theatre Mode draws the curtains, sets the AC, dims the room and turns the TV on. Hosting Mode brings the temperature down quickly before guests arrive, then eases off, and picks out the room's best features with uneven light.
- Sound and scent. AHA Room Speakers sit flush in the ceiling and play over AirPlay; an aroma diffuser can join any scene you build.
Master bedroom
- Wake to the view. Goodmorning Mode draws the curtains back 10 per cent every five minutes, so a sea-facing bedroom fills with light over about fifty minutes rather than in one go.
- Bedtime from the bedside. A single button by the bed puts the flat to sleep: lights off everywhere, curtains shut, AC at your night temperature.
- Night steps without the main light. In Midnight Walk, a motion sensor under the bed lifts a dim light when you get up, and a presence sensor keeps the bathroom softly lit until you leave it.
- Locks for the door and the wardrobe. The bedroom lock reads a fingerprint; only the admin can work it from the app, and it can be set to stay unlocked on a schedule. The wardrobe lock takes a fingerprint too, can be released remotely from the app, and is covered for three years.
- Getting ready and reading. Spotlight Mode lights you evenly in front of the mirror, or narrows to a reading beam and leaves the rest of the room in low light.
Children's room and other bedrooms
- Colour and stars for the children. One switch for Kids Mode: colour-changing light, stars from the StarLight Projector, curtains closed so they show, and a comfortable AC or fan.
- A second bedroom that works as a study. In a 2 BHK the spare room may do two jobs. A presence sensor senses you while you sit still at the desk, so the light stays on through a long call.
- A timetable for each AC. Every bedroom's AC can follow its own schedule, cooling the children's room before bedtime without running the guest room all day.
Kitchen, utility and passages
- A setting for whoever cleans. Cleaning Mode is one button: tap it once for full white light with cooling and fans stopped, tap it twice and the fan or AC restarts for a while to dry the floor.
- Sensors that need no wiring. Battery motion sensors light the kitchen and passages as you walk in and switch off four minutes after you leave. If the walls really are poured concrete, needing no new cable is the point.
Bathrooms
- Check for a neutral at handover. A human presence sensor holds the light while you stand still, but it needs phase and neutral at its position. At handover, check for a neutral where the sensor would go, before any false ceiling closes over it.
- Music while you get ready. The IP44-rated bathroom speaker plays from a multi-zone amplifier that can also drive the bedroom's ceiling speakers.
Entrance and main door
- The front door lock and its doorbell. No source lists a video door phone in Simana flats, so look at the AHA main door lock. It unlocks for a face, a fingerprint, a palm, a keypad PIN, a one-time guest code, a scheduled code for staff or an NFC card. A ring on its doorbell wakes the camera and flashes the lights, and a forced entry attempt sounds a 30-second alarm and sends an alert to your phone. Whether it fits behind a safety door depends on the gap, measured on site.
- Coming home and going out. Grand Welcome recognises each person at the door and sets the lights, AC and curtains the way they like them. Goodbye Routine locks up and shuts everything down as the last person leaves.
Mandir
- Morning prayers on a schedule. Pooja Mode lights the mandir at the set time, starts the aroma diffuser and can put the day's bhajans on through an AHA speaker.
The whole flat
- Offline, but not without power. The AHA hub runs scenes locally, so lights, curtains and locks work through an internet outage; only remote access, cameras and voice need a connection. The hub has no battery, though, so it is worth asking whether its socket can sit on a circuit the building's backup covers.
- Keypads in the boxes you already have. X7 keypads fit existing switch boxes, which matters if moving a box means cutting concrete. Each needs a neutral at the box, and each button gives you three commands: single click, double click and long press.
- Your phone and your voice. Control the flat from the AHA app for iPhone, or by voice, since AHA also works with Apple Home and Siri as well as Amazon Alexa and Google Home. No subscription, and no monthly charges.
- Add rooms as you go. Each new room joins the same system, so nothing done in the first room has to be redone.
| Not covered | Why |
|---|---|
| Geysers and water pumps | Outside AHA's control altogether: each is a heavy load on its own circuit and stays on its normal switch |
| A chandelier whose bulbs cannot dim | The driver can only turn it on and off. Dimmable bulbs change that |
| Voice commands during an internet outage | Voice goes through cloud services. The hub keeps local scenes, keypads and schedules running |
What should you plan differently in Bhoomi Simana?
Make handover an inspection. On the day, write down the floor finish; whether ACs are fitted, with their make and model; whether each switch box has a neutral; whether there is a socket near each window head; and any door phone, switches or automation the developer has fitted, with the protocol it uses. That list is what a site visit works from.
If the walls are concrete. The Mivan method is broker-reported, so ask Bhoomi's team before you plan around it. If it holds, keep to the points already in the walls: drivers go into the fittings, keypads into the existing boxes, and battery sensors need no cable at all. The approach is laid out in our post on home automation without breaking walls.
Curtains for a sea-facing room. A standard AHA motor moves up to 80 kg over a track up to 15 feet wide; for heavier or double-height curtains there is a 120 to 150 kg motor. Every motor needs a socket at the window head and comes with a five-year warranty. Your own electrician mounts and wires the hardware to AHA's plan; AHA's part is to design, supply, configure and commission it.
Has AHA worked in Bhoomi Simana, and what does it cost?
AHA has designed 2 homes in Bhoomi Simana, and we have had 14 enquiries from the building. Two is a small number, and we would rather say so than round it up. To size a first budget, start from AHA's own room estimates, which are not quotes:
- Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
- Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
- Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000
The hub sits inside each room figure, but the whole flat shares one, so summing the rooms gives more than a full home costs. Simana's range of sizes matters here: a 2 BHK can stop at the rooms you use most, while a 5 BHK adds rooms and longer curtain runs. Automation parts carry two years of warranty from the invoice date, roughly 95 per cent of reported problems are fixed remotely inside half an hour, and support for the first year is included. Read our 3BHK cost breakdown for the whole method; a site visit gives a price for your own plan. AHA Smart Homes is a home automation company in Mumbai, and AHA is not affiliated with Bhoomi Group.
What do Bhoomi Simana buyers ask us next?
When is the possession date for Bhoomi Simana?
Wing A comes first, and going by its registration its handover is due around now; Wing B follows later. For each wing's current completion date, search P51900033360 for Wing A or P51900033361 for Wing B on the MahaRERA portal, and check whether an extension certificate has been added.
Has Bhoomi Simana received its occupancy certificate?
We found no public record of an occupancy certificate for either wing as of 3 November 2026. Ask Bhoomi for a copy of the certificate covering your wing before you take possession.
How many floors does Bhoomi Simana have?
Sources differ. A 2022 report on its IGBC Gold pre-certification gave two towers of 43 and 53 storeys, while a published list of Mumbai's tallest buildings gives 47 and 57 floors. Bhoomi's brochure speaks of three towers and shows Wings A and B.
Does a Bhoomi Simana flat come with marble flooring and AC?
Listings disagree. One property portal reports vitrified tiles, another reports Italian marble in the living room and bedrooms, and only that second portal mentions AC in the living room and bedrooms. Check your own flat at handover before you plan interiors or automation.
Where is Bhoomi Simana?
In Parel. Property portals place it on G D Ambekar Marg, in the Western India Mills compound, and a copy of the MahaRERA data gives Parel Tank Road, Mumbai 400033. Bhoomi's brochure names KEM and Tata Memorial hospitals among the landmarks nearby.
What can you automate in a Bhoomi Simana flat?
Lights fitting by fitting, motorised curtains, any AC that works from an infrared remote, BLDC fans, the TV, door, bedroom and wardrobe locks, presence and motion sensors, ceiling speakers and scenes. Geysers and water pumps are the exception: AHA does not control them.
Has AHA worked in Bhoomi Simana before?
Yes, though so far on a small scale: AHA has designed 2 homes in Bhoomi Simana and received 14 enquiries from the building, counted in November 2026. AHA is not affiliated with Bhoomi Group.
The short version: a Bhoomi Simana flat is best automated once you know exactly what it came with. Settle the floors, the ACs and the switch boxes at handover, size the curtains to the real drop, keep to the existing points if the walls are concrete, and the rest of the plan follows.
