Seeing a Flat in Adani Ten BKC? Here Is Everything to Know
Looking at a flat in Ten BKC, or about to fit one out? Here is the estate on one page: the wings, where possession and the OC stand, what a flat is reported to come with, and every part of it you can automate, room by room.
Adani Ten BKC is a 4.98-acre estate of 3, 4 and 5 BHK flats in Bandra East, and public sources disagree on its status: Adani's page still says under construction, while a broker reports an occupancy certificate. Flats are reported to come with a basic builder finish, vitrified tiles and floor-to-ceiling windows. A broker reports resale buyers redoing kitchens and bathrooms, and that fit-out is the right moment to plan wiring, keypads and one central hub together. AHA Smart Homes has designed 11 homes here.
Adani Ten BKC stands near the MIG Cricket Club in Kala Nagar, Bandra East, half a kilometre from the Western Express Highway and 1.2 km from Bandra station on the east side, on a 4.98-acre plot with 2.9 acres left open.
What is Adani Ten BKC?
A large gated estate by Adani Realty, registered with MahaRERA as P51800004889. Adani's own Ten BKC project page gave the confirmed facts below on 3 November 2026, along with a master layout of the estate; anything else is marked as reported. The page describes a Z-shaped plan that, in Adani's words, "ensures no two homes will face each other".

When is possession, wing by wing?
No public source we found settles it, so treat any date you are given as something to verify. As Adani's page read on 3 November 2026, Ten BKC was still under construction, with possession listed as June 2024, a month that has already passed. A broker's 2026 review of the building says instead that it has received its occupancy certificate, without giving a date or naming the wings it covers. We found no occupancy certificate dates for individual wings.
The record that counts is the regulator's. Open the MahaRERA portal, search P51800004889, and read the latest completion date and any extension certificate on the registration. Then ask the seller, or the society, for a copy of the occupancy certificate that covers your wing before you commit.
If the flat you are looking at still has its builder finish, the order of work matters more than the date. Wiring decisions come before the carpenter and the painter, and our guide on automating before or after interiors shows which choices get costly once each stage closes.
What comes with an Adani Ten BKC flat?
Less is confirmed than you might expect: Adani's page lists no specifications for the flats themselves. Everything in this table is reported by property portals or a broker, so check each line on your site visit.
| What the flat is reported to have | What it means for automation |
|---|---|
| Vitrified tiles in the living room and bedrooms (one portal) | Smart control lives in fittings and switch boxes, so the floor never enters the plan |
| Oil-bound distemper on the walls (one portal) | The walls are usually repainted in a fit-out. Chase any new keypad wiring before that coat, not after it |
| False ceiling designs in the living area (one portal) | Light drivers sit in the fittings that ceiling holds. Fix curtain power points before it is closed |
| Floor-to-ceiling windows (one broker) | Long curtain drops and more sun, so motor sizing and AC schedules come first |
| A builder finish the same broker calls "functional, not luxury" | Resale buyers often redo kitchens and bathrooms, the broker says. That work is your wiring window |
| Not found in any source: AC provision, switch make, video door phone, piped gas, ceiling height | Note each one on the visit. The plan starts from what is actually on the walls |
An estate this size may set fit-out rules of its own, and they can differ from what you are used to. Ask the society what work it allows, and when, before you book an electrician; our post on drilling and rewiring under Mumbai society rules explains what to ask for in writing.
Why is automation worth it in an Adani Ten BKC flat?
Because in many Ten BKC flats the walls are about to be opened anyway. Planning smart control into a fit-out that is already happening means deciding early, instead of reopening finished walls later. Four things about this estate make the case stronger:
- The fit-out itself. A broker describes the builder finish as functional rather than luxurious and says resale buyers redo kitchens and bathrooms. While the walls are open, the electrician can run a neutral to every switch box and power to every window head in the same round of work.
- Open views, more sun. Adani's Z-shaped plan keeps homes from facing one another, and a broker reports floor-to-ceiling windows. With no neighbour looking in, the sheers can stay open for the view, which leaves heat and glare as the curtains' real job.
- The highway side. The Western Express Highway is half a kilometre away, and one broker reports traffic noise on the lower floors of Wing 1, which faces it. A flat that keeps its windows shut leans harder on its ACs, and that is where schedules pay off.
- The size. At up to 3,688.50 sq ft of RERA carpet, switching off the larger flats here means a long walk. A single press at the door or by the bed can close the whole home down.
What can you automate in an Adani Ten BKC flat?
In a flat being fitted out, nearly everything with a switch or a remote, planned in one go rather than added piece by piece. Below is each room, with what matters in a Ten BKC flat in particular. All of it runs on a single AHA hub, so one button, a schedule or your voice can move several things at once.
Living and dining room
- Lights, one fitting at a time. Whether the builder's false ceiling stays or a new one goes up, each downlight takes its own smart driver, and cove strips take one driver for every 15 feet of strip. You pick the fixtures from any maker; the driver suits most lights sold in India.
- A chandelier you mean to dim. If a chandelier is on your fit-out list, buy dimmable bulbs with it. A driver can dim a chandelier only when its bulbs dim; otherwise it stays a plain on and off.
- Two curtain layers for the tall glass. One motor for the sheer, another for the blackout, each running at 27 dB. The sheer can stay open for the view through the day while the blackout closes on a timer before the sun gets strong. Pull either by hand and the app still shows where it stopped.
- ACs you are about to choose. No source lists air conditioning in these flats, so you may be buying the units yourself. Pick models that work from an infrared remote and mount each where an AHA IR controller can see its receiver; it then sets temperature and mode, dry mode for the monsoon included.
- Fans and the TV. If the fit-out brings new ceiling fans, choose BLDC models, which join the system through an RF controller; older induction fans cannot. The TV and set-top box join over IR.
- Scenes for the room. Theatre Mode handles a film or a match: TV on, curtains shut, AC set, lights low. Hosting Mode cools the room fast before guests arrive, settles it after a few minutes, and lights the art and furniture instead of flooding every corner.
- Ceiling speakers, cut in at the right time. Make the openings for AHA Room Speakers, with AirPlay built in, while the false ceiling is being made. An aroma diffuser can join the same scenes.
Master bedroom
- Sunrise in stages. Goodmorning Mode moves the curtains in steps, a tenth of the way every five minutes. With no window looking straight into yours, letting the sheer open fully at dawn costs you no privacy.
- Lights out for the whole flat. One press from the bed turns off every light in every room, draws the curtains and takes the AC to your sleeping temperature, which in a flat this size saves a tour of the house.
- A glow when your feet touch the floor. Midnight Walk puts a motion sensor under the bed to raise a soft light as you step down, and a presence sensor in the bathroom holds a low light for as long as you are in there.
- Locks planned with the new wardrobes. If a carpenter is building wardrobes, plan the AHA wardrobe lock in now: fingerprint or remote unlock from the app, with a three-year warranty. The bedroom door lock opens by fingerprint, keeps app control to the admin, and can start a scene as it unlocks.
- Light on you, not the room. Spotlight Mode isolates light on the person, evenly for choosing an outfit or tightly over a book, and leaves the bedroom around it low.
Children's room and other bedrooms
- Play time on one switch. Kids Mode cycles the lights through colours, puts the StarLight Projector's stars on the ceiling, draws the curtains and keeps the AC or fan comfortable.
- An AC schedule per room. If you are buying ACs room by room, each one can keep its own timetable, so an empty guest room is not cooled all afternoon.
- A study that stays lit. A presence sensor notices you even when you sit perfectly still, so a bedroom used as a study does not go dark in the middle of a call.
Kitchen, utility and passages
- A new kitchen, smart from day one. If the kitchen is being redone, as a broker says resale buyers here often do, put the under-cabinet strip on a driver while the cabinets go in, and it joins every scene.
- House help, one press. Pressing the Cleaning Mode button once turns the lights up to a bright white and stops the AC and fan; pressing it twice restarts the fan or AC for a little while so the mopped floor dries.
- Passages that light themselves. Battery motion sensors need no wiring, see about 7 feet across a 120 degree arc, and switch the light off four minutes after the last movement.
Bathrooms
- Wire the presence sensor during the remodel. It needs a phase and a neutral, which are easy to bring to the right spot while the bathroom walls are open. In return the light holds while you stand still under the shower.
- A speaker by the shower. The IP44-rated bathroom speaker runs from a multi-zone amplifier it can share with the bedroom. Cut its ceiling opening as part of the same remodel.
Entrance and main door
- A main door lock with its own doorbell. None of the sources we read lists a video door phone in these flats. The AHA main door lock takes a face scan, a fingerprint, a palm or a keypad code, including one-time codes for guests and a timed code for house help. Pressing its doorbell wakes the built-in camera and makes the lights blink; if someone tries to force it, a 30-second alarm sounds and your phone gets an alert. Behind a safety door it fits only if the gap allows, which is measured on site.
- Arriving and leaving. Grand Welcome tells household members apart as they arrive and brings up that person's preferred light, temperature and curtain setting. Goodbye Routine secures the door, switches the flat off and draws the curtains as you go.
Mandir
- Pooja Mode on its own driver. Give the mandir light a driver of its own during the fit-out, and Pooja Mode can switch it on at prayer time, run the aroma diffuser and start bhajans on an AHA speaker.
The whole flat
- A hub placed for a big flat. One AHA hub runs everything, and its position is best planned with the electrical work. Every mains-powered AHA device also relays the signal, so the network reaches the far bedrooms. Scenes run on the hub itself, so lights, curtains and locks carry on when the internet drops; remote access, cameras and voice need it.
- A keypad in every room. X7 keypads have haptic buttons, each carrying three actions for a single, double or long press, plus a USB-C port on the plate. Each needs a neutral in its box, which a fit-out can supply everywhere at once; our post on why smart switches need a neutral wire explains the reason.
- Voice and phone. AHA works with Amazon Alexa, Google Home, and Apple Home and Siri, and the AHA app for iPhone reaches the flat from anywhere. There is no subscription or monthly fee.
- Or one room first. Starting with the living room and adding bedrooms later needs no rework.
| Not covered | Why |
|---|---|
| Geysers and water pumps | AHA does not switch them. They are heavy loads on dedicated circuits and keep their ordinary switches |
| Dimming chandeliers fitted with non-dimmable bulbs | The bulbs set the limit, so such a chandelier runs on or off only |
| Voice commands with the internet down | Assistants run in the cloud. Buttons, schedules and scenes carry on locally |
What should you plan differently in Adani Ten BKC?
The order of the fit-out. On a site being finished, your electrician fits the drivers once the false ceiling is up, the keypads after the first coat of paint, and the curtain tracks last, once the dust has settled. The most common cause of delay we see is a site that is not ready for its stage. From first consultation to commissioning usually takes two to four weeks, and our post on how long home automation takes breaks that down.
Curtains for floor-to-ceiling glass. Measure every window's width and drop before the fabric is chosen. AHA's standard curtain motor carries up to 80 kg across a run of up to 15 feet, and the double-height motor takes 120 to 150 kg. Each window needs a power point at its head, and the motors carry a five-year warranty.
Test what is already there. In a resale flat, have the electrician check the existing wiring and switch boxes before the plan is fixed, and confirm your wing's society rules at the same time. The fitting and wiring are your electrician's work, done to AHA's drawings, while AHA designs, supplies, configures and commissions the whole system. Our checklist of electrical points for a new home lists what to mark on the plan.
Has AHA worked in Adani Ten BKC, and what does it cost?
AHA has designed 11 homes in Adani Ten BKC, and we have had 13 enquiries from the building. Ten BKC is also one of the Mumbai towers named on AHA's own list of buildings where it is trusted. For a first budget, these are AHA's published room estimates, not quotes:
- Living room: 3 keypads, a curtain set, 10 light drivers, AC and fan control ₹1,20,000
- Master bedroom: a keypad, 6 light drivers, AC and fan control, a curtain set ₹85,000
- Guest room: a keypad, 6 light drivers, AC and fan control ₹60,000
Every one of those figures already counts the hub, yet a flat needs only one, so adding the rooms together overstates a whole home. In a Ten BKC fit-out the curtains tend to move the total most, because floor-to-ceiling glass means long, heavy runs. Automation parts are under warranty for two years from the invoice, about 95 per cent of support tickets are closed remotely within 30 minutes, and support for year one comes at no extra charge. Our 3BHK cost breakdown has the full picture, and pricing for your own layout comes from a site visit. For more on who we are, see our page as a home automation company in Mumbai. What do Adani Ten BKC owners ask us next?
What is the possession date of Adani Ten BKC?
Adani's project page, as it read on 3 November 2026, listed Ten BKC as under construction with possession in June 2024, a date that has already passed. For the current completion date, search P51800004889 on the MahaRERA portal and read the latest certificate on that registration.
Has Adani Ten BKC received its occupancy certificate?
Public sources differ. A broker's 2026 review of the building says it has received its occupancy certificate but gives no date and names no wing, while Adani's own page still describes the project as under construction. Ask the seller or the society for a copy of the certificate that covers your wing.
How many floors does Adani Ten BKC have?
Adani's page does not give floor counts. A copy of the MahaRERA data on a property portal lists 15 wings: wings 1 to 4 and 10 to 15 have 27 floors, 22 of them residential, and wings 5 to 9 have 34 floors, 29 of them residential.
Where can I see the Adani Ten BKC floor plan?
Adani's Ten BKC page shows the master layout of the estate. The flats are 3, 4 and 5 BHK, from 976.51 to 3,688.50 sq ft of RERA carpet area, and portals put the total at between 686 and 720 homes.
Where is Adani Ten BKC?
Near the MIG Cricket Club in Kala Nagar, Bandra East, Mumbai 400051, about 0.5 km from the Western Express Highway and 1.2 km from Bandra station on the east side.
What can you automate in an Adani Ten BKC flat?
Every light, sheer and blackout curtains, ACs that take an infrared remote, BLDC ceiling fans, the television, locks for the front door, bedrooms and wardrobes, motion and presence sensors, ceiling speakers, and scenes that combine them. A fit-out is the easiest time to plan it all. The one exclusion owners ask about: AHA does not switch geysers or water pumps.
Has AHA worked in Adani Ten BKC before?
Yes. By November 2026 AHA had designed 11 homes in Adani Ten BKC and had 13 enquiries from the building. AHA is not affiliated with Adani Realty.
In short: an Adani Ten BKC flat often reaches its owner as a builder finish waiting for a fit-out, and that is the easiest point to make it smart. Run a neutral to every switch box and power to every window head, place one hub for the whole flat, size the curtains to the glass, and choose ACs and fans the system can talk to.
