False Ceiling Cost in Mumbai: Per Sq Ft and Per Room
A plain gypsum or POP false ceiling in Mumbai is quoted at roughly ₹70 to ₹150 per square foot, so a 10x10 room costs about ₹9,000 to ₹15,000 and a 12x12 room about ₹13,000 to ₹21,600. Lights, electrical points, cove work and GST are usually extra.
There are two numbers, and most people only ask about the first. The ceiling rate is the per square foot price for board, frame and labour. The ceiling bill adds everything that goes into or onto the ceiling: electrical points, fixing each light, cove borders, cut-outs for the AC, painting and 18% GST. Quotes are usually compared on the rate, and the difference turns up in the bill.
We do not build false ceilings. Your carpenter or interior contractor does. But almost every Mumbai home we work in is at this stage when the lighting gets planned, and the same question comes up every time: is this quote reasonable? So here are the published numbers, with where each one comes from.
What does a false ceiling cost per square foot in Mumbai?
It depends mostly on the material. Answers on NoBroker's Mumbai false ceiling thread put POP and gypsum at about ₹70 to ₹130 per square foot, and NoBroker's national 2026 rate guide puts gypsum at ₹90 to ₹150 with painting included. The sources do not agree exactly, so read the ranges below as a band, not a price list.

How much for a 10x10, 12x12 or 12x15 room?
Multiply the room's floor area by the rate. The table below is our own arithmetic, using NoBroker's 2026 gypsum band of ₹90 to ₹150 per square foot. It lines up with their published example: a 200 square foot room in gypsum at ₹18,000 to ₹30,000.

Two things push a room above these numbers quickly. A multi-level or stepped design adds 30 to 50 percent, according to the same NoBroker guide. And a peripheral cove border is priced by the running foot on top of the area: quotes on the Mumbai thread put cove work at about ₹95 to ₹105 per running foot. A 12x12 room has 48 feet of wall, so a full-perimeter cove adds roughly ₹4,600 to ₹5,000 before the LED strip itself.
What does a false ceiling cost for a 2BHK in Mumbai?
Start from the rooms that actually get a ceiling, not the flat's carpet area. Bathrooms often get PVC or nothing, and kitchens are often left plain. If the living room and both bedrooms together come to about 450 square feet, plain gypsum at ₹90 to ₹150 works out to roughly ₹40,500 to ₹67,500 before extras.
A second reference point: Ghar Ka Budget puts a full 2BHK at ₹42,000 to ₹80,000 in Bangalore or Hyderabad, and Mumbai about 10 to 20 percent higher. The same guide estimates 3 to 5 working days for a two-person team to build the ceiling, plus 2 to 3 days for putty and paint.
What is usually not in the per square foot price?
This is where quotes that looked similar end up far apart. On the Mumbai thread, lighting fixtures, electrical work, insulation and acoustic treatment are described as "usually not included in base pricing". Ask for each of these as its own line.

The lights themselves, the LED strip in the cove and whatever controls them are a separate budget again. That is the part we price, and it is covered further down.
How is a false ceiling measured for the bill?
By the flat area of the ceiling, the same as the floor below it. The Indian standard for measuring ceiling work, IS 1200 Part 10, says all work "shall be measured as flat in square metres". It also says no deduction is made for each opening of 0.4 square metres or less, and no extra is charged for forming it. So the cut-outs for downlights, a fan or a small AC grille do not reduce your area, and should not appear as a separate charge for making the hole.
In practice, Mumbai contractors bill the flat area per square foot and then price cove borders, drops and pelmets by the running foot, and electrical work per point. Knowing that lets you check a quote line by line instead of arguing about one total.
What does Mumbai add that other cities do not?

What does dimmable lighting add, and when do you decide it?
The ceiling quote covers where the lights go. It does not decide how they behave. Whether the cove can dim to a glow in the evening, whether the downlights can go warmer at night, and whether one button can set the whole room: all of that is decided by what sits behind each light, and it has to be settled while the ceiling is still open.
In an AHA home, a smart driver sits with each light fitting and controls its brightness and colour temperature. Each driver needs a spot inside the ceiling that can be reached later, which is why the lighting plan has to reach the carpenter before the boards go up, not after.
As a guide, the lighting control layer on its own is around ₹65,000 for a living room (two cove circuits, 10 to 12 spot and COB points and four decorative circuits), ₹45,000 for a bedroom and ₹18,000 for a bathroom. The division of work does not change. Your carpenter builds the ceiling and your electrician wires it, both usually on site already. AHA designs the lighting control, supplies it, and then configures and commissions it.
How do you read a false ceiling quote?
Ask for these as separate lines. A single lump sum makes it impossible to compare two contractors.

Should dimmable lighting be decided before the false ceiling is built?
Yes. Which lights dim, which change colour temperature and where their drivers sit all have to be settled while the ceiling is open. Changing it afterwards usually means cutting into a finished ceiling.
The short version: budget ₹90 to ₹150 per square foot for a plain gypsum ceiling in Mumbai, then add electrical points, cove borders, cut-outs, paint and GST as separate lines. And decide how the lights will be controlled before the boards go up, because that is the one decision a finished ceiling makes expensive.
